That THE HAMLETS CORPORATION and THE NORTH RAMPARTS HOME
OWNER' S ASSOCIATION INC. , acting by and through its President,
McClure Bintliff, for and in consideration of the sum of One
Dollar ($1.00 ) cash to me in hand paid by the City of College
Station, receipt of which is acknowledged, and the further con-
sideration of the benefits to be derived by me on account of the
maintenance by the City of College Station of the said utilities
in and through my certain premises hereinafter described, does
hereby give and grant to the said City of College Station, a
municipal corporation of Brazos County, Texas, the right to
construct, reconstruct and perpetually maintain utility lines,
including water, sewer, electrical, cable, and all other
utilities, together with all necessary laterals in, upon and
across a 20 ' strip of land described in Attachment "A" hereto.
TO HAVE AND TO HOLD the same perpetually to the City of
College Station and its successors, together with the right and
privilege at any and all times to enter said premises, or any part
thereof, for the purpose of constructing, reconstructing and
maintaining said utility lines, and for making connections
therewith; all upon the conditions that the City of College
Station will at all times, after doing any work in connection with
the construction, reconstruction or repair of said utility lines,
or any lateral thereof, restore said premises to the condition in
which same are found before such work was undertaken.

Part Tract B of the Ramparts
J. E. Scott Survey, A-50
College Station, Brazos County, Texas
Field notes of a 20 foot wide easement, lying and being situated in the
J. E. Scott Survey, Abstract No. 50, College Station, Brazos County, Texas,
and being part of and along the northwest side of Tract "B" of the Ramparts,
see plat recorded in Volume 477, Page 145, of the Deed Records of Brazos
County, Texas, and being more particularly described as follows:
BEGINNING at the north corner of said Tract "B";
THENCE S 45° 19' 05" W along the northwest line of said Tract "B" for a
distance of 351.29 feet and corner at the west corner of same, which is the
north corner of Tract "D" of the Ramparts;
THENCE S 44° 34' 48" E along the common line between said Tracts "B"
and "D" for a distance of 20.00 feet and corner;
THENCE N 45° 19' 05" E through said .Tract "B" for a distance of 351.29
feet and corner in the northeast line of said Tract "B";
THENCE N 44° 34' 48" W along said northeast line of Tract "B" for a
distance of 20.00 feet to the PLACE OF BEGINNING.
