That I, We, S'XPCON CONSTRUCTION CORPORATION
of the County of
Brazos, State of Texas, for and in the consideration of the sum of S 1.00 ,
and the further consideration of the enhancement of the value of the land,
paid by and moving from the City of College Station, a Municipal Corporation
of Brazos County, Texas, the receipt of which is hereby acknowledged, have
granted,ibargained, and conveyed, and by these presents do grant, bargain,
and convey unto the City of College Station, its successors and assigns, a
right-of-way easement for the purpose of constructing and maintaining
UTILITY LINES
of said City, across a certain tract of land situated in Brazos County, Texas,
described as follows:
(1) Lots 1,2.3.4.& 5. Block 2. WOODSTOCK, SECTION ONE, Rrazns Crninfy, TPxaa
an addition to the City of College Station, Texas, plat of said addition being
recorded in Volume 436, Page 481 of the Deed Records of Brazos County, Texas
(2) Residue of 74.60 Acre Tract conveyed to Sypcon Construction Corporation by
Oakdell International by deed recorded in Volume 435, Page 692 of the Deed
Records of Brazos County, Texas
Said right-of-way, easement being more particularly described as follows:
Being a strip of land, twenty feet in width and 2033.82 feet in length and
lying west of and adjacent to the following described line;
BEGINNING at the north corner of the aforementioned Lot 1, Block 2 of
said WOODSTOCK, SECTION ONE;
THENCE S 44°32'00" E along the Northeast line of lots 1-5, Block 2 of
WOODSTOCK, SECTION ONE and the residue of the 74.60 Acre Tract for a distance
of 2033.82 feet to the East corner of the aforesaid residue of the 74.60
Acre tract\ for End of Said EASEMENT.

It is specifically understood that the City of College Station and
its assigns shall be granted free ingress, egress, and regress to and• from
said strip of land for the purpose of making improvements on, and repairs
to the aforesaid, as shall be necessary and convenient at all times.

TO HAVE AND TO HOLD unto the said City of College Station, Texas, a
Municipal Corporation as aforesaid, for the purposes aforesaid, the promises '
above described. 0
