Know all men by these presents , that DONI, INC.
of the County of BRAZOS ,. State of TEXAS , for and in
consideration of the sum of one ($1 .00) dollar to me cash in hand
paid by the City of College Station, Texas , a municipal corporation
in Brazos County, Texas , duly incorporated under the general laws
of the State of Texas , the receipt of which is hereby acknowledged,
have granted, sold and conveyed, and by these presents do grant ,
sell and convey unto the said City of College Station , Texas ,certain
rights and Interests in for form of an EASEMENT on and through the
following described property.
Being an easement through Lot 15 in Block 2 of Southwood Terrace,
Section 2 an addition to the City of College Station, Texas,
according to plat of record in Volume 443, Page 75 of the Deed
Records of Brazos County, Texas, and being more particularly
described as follows:
Beginning at the most southerly corner of the said Lot 15.
Thence along the southeast line of the said Lot 15 being the arc
of a curve of radius 1094. 14 feet and a central angle of 5° 39 ' 34"
and a chord length of 108. 03 feet to the P .C. of a curve to the
left (R=25' ) ;
Thence along the arc of said curve to the left through a central
angle of 10° 31' 00" to the northwest line of this easement;
Thence S 60° 08 ' 52" W - 111. 74 feet along the northwest line of
this easement to the southwest line of the said Lot 15;
Thence S 26° 55' 05" E - 9 . 38 feet along the southwest line of the
said Lot 15 to the Point of Beginning and containing 0. 01 acres of
land more or less.
To have and to hold the rights and interest herein before
described unto the said City of College Station, Texas , and its
successors and assigns forever and I do hereby bind myself, my heirs ,
executors and administrators , to warrant and forever defend, all and
singular these rights and Interests unto the said City of College
Station, Texas , and its successors and assigns , against every person
whomsoever lawfully claiming, or to claim the same, or any part thereo
