Know all men by these presents, that I, Area Progress Corporation, of the County
of Brazos, State of Texas, for and in consideration of the sum of one dollar ($1. 00) to me
cash in hand paid by the City of College Station, Texas a municipal corporation in Brazos
County, Texas, duly incorporated under the general laws of the State of Texas, the receipt
of which is hereby acknowledged, have granted, sold and conveyed, and by these presents,
do grant, sell and convey unto the said City of College Station, Texas, certain rights and
Interests in the form of an EASEMENT on and through the following described property:
Thirty-five feet (35') wide abutting Bee Creek centerline as platted and extended in the
Glade 2nd Installment, as recorded in Volume 214, Page 517 of the Brazos County Deed
Records and twenty feet (20') wide abutting Glade East Subdivision along its southeast
boundary. '
Beginning at a point, said point being the most southerly corner of the Glade East
Subdivision;
Thence N 25° 32' E 214. 72 feet, this line is the northwest boundary of the 20-feet wide
easement, herein granted.
And beginning at the same south corner of Glade East Subdivision;
Thence S 64° 28' E a distance of approximately 585 feet along the centerline of Bee Creek
to the Dobrovolny fence line, this line being the south boundary line of the 35-feet wide
easement herein granted.
To have and to hold the rights and interests herein before described unto the said
City of College Station, Texas, and its successors and assigns forever and I do hereby
bind myself, my heirs, executors and administrators, to warrant and forever defend, all
and singular these rights and Interests unto the said City of College Station, Texas, and its
successors and assigns, against every person whomsoever lawfully claiming, or to claim the
same, or any part thereof.
