• KNOW ALL MEN BY THESE PRESENTS:
COUNTY OF BRAZOS •
That I , J. C. CULPEPPER, SR. , being the owner of the herein-
after described property, do hereby make the following Dedication of
the said property:
All that certain tract or parcel of land lying and being situated in
the J. E . SCOTT LEAGUE, in College Station, Brazos County, Texas,
being a part of that 0 .484 acre tract conveyed to J. C. Culpepper,
Sr. by William T. Moore by deed recorded in Volume 283, page 369 of
the Deed Records of Brazos County, Texas , and being more particularly
described by metes and bounds as follows :
BEGINNING in the line between the said Culpepper 0 . 484 acre tract
and that tract conveyed to Community Savings and Loan Association by
deed recorded in Volume 1984 page 54l, of the Deed Records of Brazos
County, Texas , S 44647 ' 20" E - 79 . 23 feet from the most northerly
corner of the said Community Savings and Loan tract ;
THENCE S 44° 47 ' 20" E - 273 . 77 feet along the line between the said
Culpepper tract and the said Community Savings and Lban tract to
the northwest line of University Drive (FM 60) ;
THENCE N 45° 18 ' E - 40 . 0 feet along the northwest line of University
Drive ;
THENCE N 44° 47 ' 20" W - 169 . 05 feet to the P . C. of a curve to the
left (R=82 ' ) ;
THENCE along the arc of said curve through a central angle of 24°
44 ' 37" to the P. T. of said curve ;
THENCE N 69° 31 ' 57" W - 77. 58 feet to the POINT OF BEGINNING, and
containing 0 . 211 acres of land, more or less .
I , the above named owner, do hereby dedicate the above described
property to the use of the Public for street right-of-way purposes .
