Know all men by these presents, that I, James A. Ford
of the County of Brazos , State of Texas , for and in consid-
eration of the sum of one ($1.00) dollar to me cash in hand paid by the City of
College Station, Texas, a municipal corporation in Brazos County, Texas, duly
incorporated under the general laws of the State of Texas, the receipt of which is
hereby acknowledged, have granted, sold and conveyed, and by these presents
to grant, sell and convey unto the said City of College Station, Texas, certain
rights and Interests in the form of an EASEMENT on and through the following
described property.
This instrument grants the City a ten foot (10' ) wide easement
the center of which is described as follows:
Beginning at a point in the southwest property line, said point
being located S45°E approximately 29 feet from the most westerly
corner of the property.
Thence S79°E approximately 7 feet to an angle point.
Thence continuing S45°E, approximately parallel to and approximately
5 feet northeast of the southwest property line, approximately 484, feet
to the point of exit in the southeast property line, said point located
more or less easterly approximately 5 feet from the most southerly corner
of the property, as per attached description. } And out of a 29.0 Acre tract
in Morgan Rector League, conveyed to James A. Ford, 3-24-69, Recorded in
Vol. 276, Pg. 774, of the Deed Records, Brazos County, Texas.
To have and to hold the rights and interests herein before described unto the
said City of College Station, Texas, and its successors and assigns forever and
I do hereby bind myself, my heirs, executors and administrators, to warrant and
forever defend, all and singular these rights and Interests unto the said City of
College Station, Texas, and its successors and assigns, against every person /Q
whomsoever lawfully claiming, or to claim the same, or any part thereof.
