COUNTY OF BRAZOS KNOW ALL MEN BY THESE PRESENTS:

and 'sufficiency of which is hereby acknowledged, have granted, sold and
conveyed, and by these presents do grant, sell and convey unto the said City
of College Station, Texas, a right of way and easement for the purpose of
constructing, re-constructing, operating, replacing, removing, laying and
perpetw]ly maintaining a 20 foot wide utility easement on and through the following
described property, to wit:
BEGINNING at an iron rod in the West Right-of-Way line of Texas Avenue (State
Highway #6) and in the South Right-of-Way line of Milliff Road, said point also being
the lost Northerly corner of tract.
THENCE S 45°00'00"E along the West Right-of-Way line of Texas Avenue (S.H.#6)
598.60 feet to' an iron rod for corner.
THENCE S 45°00'00" W 110.00 feet to an iron rod for corner.
THENCE N 45°00'00" W 20.00 feet to a point for corner.
THENCE N 45°00'00" E 90.00 feet to a point for corner.
THENCE N 45°00'00" W 558.60 feet to a point for corner.
THENCE S 44°52'53" W 136.00 feet to a point for corner.
THENCE N 45°07'07" W 20,00 feet to a point for corner.
THENCE N ;44°52'53" E along the South Right-of-Way line of Milliff Road 156.00
feet to the place of Beginning.
To have and to hold the rights and interests herein before described
unto the said City of College Station, Texas, and its successors and assigns
forever, and we do hereby bind ourselves, our heirs, executors and admini-
strators, to warrant and forever defend, all and singular, these rights and
interests unto the City of College Station, Texas, and its successors and
assigns, against every person whomsoever lawfully claiming, or to claim the
same, or any part thereof.
