' the sum of one ($1.00)ldollar to me cash in hand paid by the City of College Station,
Texas, a municipal corporation in Brazos County, Texas, duly incorporated under the
general laws of the State of Texas, the receipt of which is hereby acknowledged, have
granted, sold, and conveyed, and by these presents do grant, sell and convey unto the
said City of College Station, Texas, certain rights and Interests in the form of an
EASEMENT on and through the following described property.
A ten (10.0) foot wide utility easement over and across that certain tract of land
our of and part of the Crawford Burnett League in College Station, Brazos County,
Texas, said tract conveyed to F.S. Kapchinski, recorded in Vol. 162, Page 422,
of the Deed Records of Brazos County, Texzs, and being more fully described as
follows:
BEGINNING at a point, said point bearing N 47°17120" W, a distance of 50.24 feet
from the common property corner between the aformentioned tract, a tract conveyed
to Louis Kapchinski in Vol. 335, Page 349, and a tract conveyed to George Molina,
Jr. in Vol. 333, Page 420, of the Deed Records of Brazos County, Texas.
THENCE N 48037'35" E a distance of 212.60 feet to a point for a corner;
THENCE N 46°24'22" W a distance of 10.04 feet to a point for a corner;
THENCE S 48037'35" W a distance of 212.81 feet to a point for a corner;
THENCE S 47°17120" E a distance of 10.05 feet to the POINT OF BEGINNING and con-
taining 0.06 acres, more or less.
To have and to hold the rights and interests herein before described unto
the said City of College Station, Texas, and its successors and assigns forever and
I so hereby bind myself, my heirs, executors and administrators, to warrant and for-
ever defend, all and singular these rights and Interests unto the said City of Col-
lege Station, Texas, and its successors and assigns, against every person whomsoever
lawfully claiming, or to claim the same, or any part thereof.
