That I, We, Mohawk Limi_tpa, a limited partnership
•of the County of
Bexar, State of Texas, for and in the consideration of the sum of $
1.00 ,
and the further consideration of the enhancement of the value of the land,
paid by and moving from the City of College Station, a Municipal Corporation
of Brazos County, Texas, the receipt of which is hereby acknowledged, have
granted, bargained, and conveyed, and by these presents do grant, bargain,
and convey unto the City of College Station, its. successors and assigns, a
right-of-way easement for the purpose of constructing and maintaining a
Sanitary Sewer Line
of said City, across a certain tract of land situated in Brazos County, Texas,
described as follows:
Being all that certain 47.27 acre tract or parcel of land, lying and being
situated in the Crawford Burnett League, Abstract No. 7, in Brazos County,
Texas, and being the same 47.27 acre tract conveyed to Mohawk Limited by
Marion C. Pugh, et ux by deed recorded in Volume 326, page 869 of the Deed
Records of Brazos County, Texas.
Said right-of-way easement being more particularly described as follows:
Being a strip of land twenty (20) feet in width and lying ten (10) feet on each
side of the following described line:
COMMENCING at the most easterly corner of the aforementioned 47.27 acre
tract, said corner also lying on the southwest right-of-way line of the old .
I & G N abandoned railroad right-of-way;
THENCE N 19°39'00" W along the northeast property line, also being the
southwest right-of-way line of the aforementioned railroad for a distance
of 62.00 feet to the PLACE OF BEGINNING;
THENCE S 61°58'56" W for a distance of 87.35 feet to a point for corner;
THENCE N 45°41'00" W for a distance of 1498.00 feet to a point for corner;
THENCE N 44°19'00" E for a distance of 35.00 feet to a point for the end of
said easement, said point lying on the southwest property line of the aforemen-
tioned 47.26 acre tract.
There shall also be granted a temporary construction easement twenty-
five (25) feet in width and lying adjacent to the said twenty foot permanent tead7

easement, said construction easement shall become null and void upon completion /•
of said Sanitary Sewer Line. r�

It is specifically understood that the City of College Station and
its assigns shall be granted free ingress, egress, and regress to and from
said strip, of land for the purpose of making improvements on, and repairs
to the aforesaid, as shall be necessary and convenient at all times.
TO HAVE AND TO HOLD unto the said City of College.Station, Texas, a
Municipal Corporation as aforesaid, for the purposes aforesaid, the promises
above described.
