AN ORDINANCE SETTING A DATE, TIME AND PLACE FOR A PUBLIC HEARING ON THE
QUESTION OF REZONING CERTAIN PROPERTY, MORE PARTICULARLY DESCRIBED IN
THE BODY OF THIS ORDINANCE.
BE IT ORDAINED BY THE CITY COUNCIL, CITY OF COLLEGE STATION, TEXAS:
WHEREAS, the City Planning and Zoning Commission has held public hearings and made
certain recommendations concerning the rezoning requests, more particularly described in the
body of this ordinance, it is hereby ordered that a public hearing shall be held at the City Hall
in College Station, Texas at 7:00 P. M. on April 26, 1971 on the following:
P&Z Case No. 4-71 - A 5 acre tract at the corner of Highway 6 and Morgan Lane; being
the Southeast one-half (1/2 of Lots Nine (9) and Ten (10) of Lakeview Acres a subdivision
of seventy-six (76) acres out of the Morgan Rector Survey, Brazos County Texas according
to the revised plat of said Subdivision of record in Volume 128, Page 300 of the Deed
Records of Brazos County, Texas;
The request is to rezone the tract from First Dwelling House District (District No. 1)
to Mobile Home Park District (District No. 3-a).
P&Z Case No. 5-71 - An 8.53 acre tract of land lying and being situated in the Richard
Carter League, Abstract 8, Brazos County, Texas, and being part of the 113. 62 acre
tract described in the deed recorded in Volume 91, Page 82 of the Deed Records of Brazos
County, Texas and located approximately 600 feet north of the north intersection of the
Highway six (east by-pass) and Highway 30; and being more particularly described as follows:
BEGINNING at the intersection of the northeast right of way line of State
Highway No. 6 East -By -Pass with the northwest line of the beforementioned 113. 65 acre
tract, same being the west corner of a 20. 82 acre tract No. 1, being out of the said 113. 62
acre tract;
THENCE N 420 00' 00" E along the beforementioned northwest line of the 113. 62
acre tract for a distance of 300. 00 feet to a point for the PLACE OF BEGINNING of this
8. 53 acre tract, said point being the north corner of the beforementioned 20. 82 acre tract;
THENCE N 420 00' 00" E along the beforementioned northwest line of the 113. 62
acre tract for a distance of 340. 00 feet to a point for corner•, same being the west corner
of a 30. 51 nere tract No. 3 being out of the said 1,13, 62 acre tract;
THENCE along the southwest lines of the beforementioned 30.15 acre tract
as follows:
S 290 27' 53" E for a distance of 372. 33 feet to a point for angle point;
S 400 53' 03" E for a distance of '746. 01 feet to a point for corner,
same being a north corner of the beforementioned 20, 82 acre tract;
THENCE S 420 18' 37" W along a northwest line of the beforementioned
20. 82 acre tract for a distance of 340. 00 feet to a point for corner, same being an
interior ell corner of the said 20. 82 acre tract;
THENCE along the northeast lines of the beforementioned 20. 82 acre tract

N 400 53' 03" W for a distance of 743. 08 feet to a point for angle point;
N 290 27' 53" W for a distance of 373.96 feet to the PLACE OF BEGINNING
containing 8. 53 acres of land more or less.
The request is to rezone the tract from First Dwelling House District (District No. 1)
to Apartment Dwelling District (District No. 3).
P&Z Case #6-71 - A 30.15 acre tract or parcel of land lying and being in the Richard
Carter League, Abstract 8, Brazos County, Texas and being part of the 113. 62 acre
tract described in the deed recorded in Volume 91, Page 82 of the Deed Records of
Brazos County, Texas, and being more particularly described as follows:
BEGINNING at the intersection of the northeast right of way line of
State Highway No. 6 East -By -Pass with the northwest line of the beforementioned
113. 62 acre tract, same being the west corner of a 20. 82 acre tract No. 1, being
out of the said 113. 62 acre tract;
THENCE N 420 00' 00" E along the beforementioned northwest line of
the 113. 62 acre tract for a distance of 640. 00 feet to a point for the PLACE OF
BEGINNING of this 30.15 acre tract, said point being the north corner of an 8. 53
acre tract No. 2 being out of the said 113. 62 acre tract;
THENCE N 420 00' 00" E along the beforementioned northwest line of
the 113. 62 acre tract for a distance of 650. 00 feet to a point for corner in the
centerline of Carters Creek, same being the north c orner of the said 113.62 acre
tract;

interior ell corner of the said 20. 82 acre tract;
THENCE N 370 55' 43" W along a northeast line of the beforementioned
20. 82 acre tract for a distance of 417.14 feet to a point for angle point, same being
a north corner of the said 20.82 acre tract;
THENCE along the northeast lines of the beforementioned 8. 53 acre tract
as follows:
N 400 53' 03" W for a distance of 746. 01 feet to an angle point;
N 290 27' 53" W for a distance of 372.83 feet to the PLACE OF
BEGINNING containing 30.15 acres of land more or less.
The request is to rezone the tract from First Dwelling House District (District No. 1) to
Mobile Home Park District (District 3-A). t

P&Z Case No. 7-71 - A 20. 82 acre tract or parcel of land lying and being situated
in the Richard Carter League, Abstract 8, Brazos County, Texas, and being part
of the 113. 62 acre tract described in the deed recorded in Volume 91, Page 82 of
the Deed Records of Brazos County, Texas and being more particularly described
as follows:
BEGINNING at the intersection of the northwest right of way line of
State Highway No. 30 with the northeast right of way line of the State Highway
No, 6 East -By -Pass;
THENCE along the before mentioned northeast right of way line of
the State Highway No. 6 East -By -Pass as follows:
N 320 58' 15" W for a distance of 364. 42 feet to a point for angle point;
N 400 53' 03" W for a distance of 1016. 07 feet to a point for angle point;
N 290 27' 53" W for a distance of 374. 95 feet to a point for corner in
the northwest line of the beforementioned 113. 62 acre tract;
THENCE, N 420 00' 00" E along the beforementioned northwest line of
the 113, 62 acre tract for a distance of 300. 00 feet to a point for corner, same being
the west corner of an 8. 53 acre tract No. 2 being out of the said 113. 62 acre tract;
THENCE along the southwest lines of the beforementioned 8. 53 acre tract

acre tract for a distance of 892. 00 feet to a point for corner;
THENCE S 390 25' 55" E for a distance of 202. 10 feet to a point for corner in
the beforementioned northwest right of way line of State Highway No. 30;
THENCE along the beforementioned northwest right of way line of State Highway
No. 30 as follows:

S 470 41' 23" E for a distance of 15. 00 feet to a point for corner;
S 420 18' 37" W for a distance of 735.50 feet to the PLACE OF BEGINNING
containing 20.82 acres of land more or less.
The request is to rezone the tract from First Dwelling House District (Ijym4c. 1) to
First Business District (District No. 4).

P&Z Case No, 9-71 - All that certain tract or parcel of land lying and being situated
in the Crawford Burnett League, Brazos County, Texas and being a part of two tracts
of land conveyed to Area Progress Corporation by Roy W. Kelly and C. M. R. Deacon
respectively and being all of the property included in the preliminary plat of Ponderosa
Place and the recently annexed land 400 feet in depth along the Southwest side of the
State Highway No. #6 R. 0. W. for a distance of 700 feet beginning at the Northwest
Boundary line of Ponderosa Road along the said Highway #6 R. O. W. line and further
described by metes and bounds as follows:
BEGINNING at the East corner of the tract conveyed to Area Progress
Corporation by Roy W. Kelly et ux at a point in the State Highway #6 Southwest
R. 0. W. line.

THENCE S 46 363.2 feet to an iron rod at the South corner of Ponderosa
Place;
THENCE N 370 13' W 767 feet to an iron rod in the N. W. boundary line

THENCE S 370 13' E 605.2 feet to the place of beginning containing 12.5 acres
more or less.
The request is to rezone the lots from First Dwelling House District (District No. 1) to
First Business District (District No. 4).
Notice of said hearing shall be published in a newspaper of general circulation in the City
of College Station at least three times, the first publication of which shall not be less than 15
days prior to the date fixed for the hearing.
