AN ORDINANCE REZONING TWO TRACTS OF LAND LYING AND BEING SITUATED IN THE THOHAS CARUTHERS
SURVEY, ABSTRACT 9, BRAZOS COUNTY, TEXAS, AND BEING MORE FULLY DESCRIBED BY METES AND
BOUNDS IN THE BODY OF THIS ORDINANCE FROM AGRICULTURE-OPEN DISTRICT A-O TO TOWNHOUSE-
ROWHOUSE DISTRICT R-3.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS:
WHEREAS, the City Council
March 24~ 1983

held a public hearing in the City Hall at 7:00 P.M. on Thursday,
on the question of rezonlng certain areas within the city
AND, WHEREAS, the City Council has determined the following:
To rezone or change the classification of the followlng two (2) tracts of land a]l lying
and being situated in the Thomas Caruthers Survey, Abstract 9, Brazos County, Texas, and
beln9 more fully described by metes and bounds as follows:
TRACT NO. 1
Being a 6.96 acre tract or parcel of land, lying and being situated in the Thomas
Caruthers Survey, Abstract 9, Brazos County, Texas and being a portion of [he 2 follow-
ing described tracts:
(l) A 79.00 acre tract conveyed to Cornerstone investment Group by Raintree Develop-
ment Joint Venture by deed recorded in Volume q69, page 697 of the Deed Records of 5razos
County, Texas;
(2) A 26.07 acre tract conveyed to Cornerstone investment Group by East Bypass
Development Group by deed recorded in Volume hgl, page 229 of the Deed Records of Brazos
County, Texas:
Said 6.96 acre tract being more particularly described by metes and bounds as follows;
BEGINNING at the west corner of the aforementioned 26.07 acre tract;
THENCE N 4q°q7'll"E along the northwest llne of the said 26.07 acre tract for a
distance of qgq.78 feet to the North corner of the said 26.07 acre tract;
THENCE S 7q°ql~51"E for a distance of 212.77 feet to a point for corner;
THENCE S 03°23'01'E for a distance of 819.00 feet to a point for corner;
THENCE S 09°3q'qg"E for a distance of 93.55 feet to a point on the Southwest llne
of the said 26.07 acre tract;
THENCE N qS°O8'O2"W along the Southwest line of the said 26.07 acre tract for a
distance of 871.51 feet to the PLACE OF BEGINNING and containing 6.96 acres of land,
more or less.
TRACT NO. 2
Being a 6.95 acre tract or parcel of land. lying and being situated in the Thomas
Caruthers Survey, Abstract 9, Brazos County, Texas, and being a portion of a 79.00
acre tract conveyed to Cornerstone Investment Group by Ralntree Development Joint Venture
by deed recorded in Volume q69, page 697 of the Deed Records of Brazos County, Texas

and being more particularly described by metes and bounds as follows;
BEGINNING at the East corner of the aforementioned 79.00 acre tract, same lylng
on a southwest perimeter of Foxfire Phase 2, an addition to Brazos County, Texas;
THENCE N qS°OO'lq"W along the common ]ine between said 79.00 acre tract and Foxfire-
Phase 2 for a distance of ?07.49 feet to the PLACE OF BEGINNING;
THENCE continuing N qS°OO'lq"W along the common line between said 79.00 acre tract
and Foxfire-Phase 2 for a distance of 975.92 feet to a point for corner;
THENCE S 22°49'10"E for a distance of 614.70 feet to an angle point;
THENCE S 11°00'00"~ for a distance of 310.00 feet to an angle point;
THENCE S 23°00'00"W for a distance of 394.00 feet to an angle point;
THENCE S 01°00'00"~ for a distance of 60.00 feet to an angle point;
THENCE S 37°59'24"E for a distance of 30.00 feet to the centerline of a proposed
street right-of-way, same lying on a curve concave to the Northwest;
THENCE Northeasterly along said curve for a arc distance of 235.04 feet to the
end of said curve, (Curve Data: ~entral angle=7 O0 50', Radius-l~20.O0 feet, Tangent=
117.67 feet, the chord bears N 48 30'11"E for a distance of 234.89 feet);
THENCE N qq°5~'46"E continuing along Lhe centerline of the proposed street for
a distance of 666.81 feet to the PLACE OF BEGINNING and containing 6.95 acres of land,
more or less from Agriculture-Open District A-O to Townhouse-Rowhouse District R-3.
and, it is ordained that said changes shall become effective immedlately.
