AN ORDINANCE REZONING A 0.616 ACRE TRACT OR PARCEL OF LAND, LYING AND BEING SITUATED IN
THE CRAWFORD BURNETT SURVEY, ABSTRACT NO. 7, BRAZOS COUNTY, TEXAS, AND BEING MORE PARTICU-
LARLY OESCRIBEO BY METES AND BOUN05 IN THE BOOY OF THIS ORDINANCE, FROM SINGLE FAMILY
RESIDENTIAL OISTRICT R-I TO NEIGHBORHOOD-BUSINESS DISTRICT C-N.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS:
WHEREAS, the City Council held a publlc hearing in the City Hall at 7:00 P.H. on Thurs-
day, November 8~ 1984 on the question of rezoning certain areas within
City Limits:
AND, WHEREAS, the City Council has determined the following:
To rezone or change the classification of all that certain 0~16 acre tract or parcel of
land, lying and belng situated in the Crawford Burnett Survey, Abstract No. 7, Brazos
County, Texas, being part of the 1 acre tract descrlbed in the deed from Reuben King to
Margaret King, recorded in Volume 125, Page 180, of the Deed Records of Brazos County,
Texas, a11 of the 1/2 acre tract described in the deed from Fannie R. Davis, et all, to
Reuben King, et ux, recorded in Volume 85, Page 629, of the Deed Records of Brazos County,
Texas, part of the 10.135 acre tract described in the deed from Tyree Thomas, et ux, to
George D. Riley, Jr. and Raymond G. Huff, recorded in Volume 583, Page 454, of the Deed
Records of Brazos County, Texas, and being more particularly described as follows:
BEGINNING at the 1/2" iron rod set at the intersection of the fence found marking
the southeast line of the beforementioned one-half acre tract with the northeast right-
of-way line of Farm-to-~arket Road No. 2154 (Wellborn Road), from which a creosote post
fence corner bears S 59v21'47" W 1.4 feet;
THENCE N 29°39'54'' W along the northeast right-of-way line of the beforementioned
Wellborn Road for a distance of 188.00 feet to a 60d nail found at the base of a cross-
tie fence corner, same being the most westerly south corner of the 10.135 acre tract des-
cribed in the deed from Tyree Thomas and wife, Ruby Lee Thomas, to George D. Riley, Jr.,
and Raymond G. Huff, as recorded in Volume 583, Page 454, of the Deed Records of Brazos
County, Texas;
THENCE along the fence found marking the southeast and southwest lines of the
beforementloned 10.135 acre tract as follows:
N 60024'53" E 82.86 feet to a 60d nail set at a fence intersection,
S 28°14'50" E 62.84 feet to a 60d nail set at a fence intersection,
N 60016'32'' E 82.35 feet to a 60d hall set in the fence found marking
the northeast line of the beforementioned one-
half acre tract;
THENCE N 41°59'41" E for a distance of 10.41 feet and corner;
THENCE S 31017'52" E for a distance of 74.66 feet to a 60d nail set at the base
of a crosstle fence corner found marking the common llne between the beforementloned
10.135 acre tract and the 1/2 acre tract:

THENCE S 30°58'ql'' E along the fence found marking the common line between the
beforementioned 10.135 acre tract and the 1/2 acre tract, for a distance of 50.81 feet
to a 1/2" iron rod set at the east corner of the said I/2 acre tract;
THENCE S 59°21~q7'' W along the fence found marling the southeast line of the before-
mentioned 1/2 acre tract for a distance of 176.85 feet to the PLACE OF BEGINNING con-
taining 0.616 acr~of land, more or less from Single Family Residential District R-1
to Neighborhood-Business District C-N.
And, it is ordained that said change shall become effective immediately.
