AN ORDINANCE REZONING A 2.009 ACRE TRACT OF LAND LYING AND BEING SITUATED IN THE RICHARD
CARTER LEAGUE, A-8, COLLEGE STATION, BRAZOS COUNTY, TEXAS, AND BEING A PART OF THE 91.984
ACRES CONVEYED TO BRAZOSLAND PROPERTIES, INC, BY F. W. "BERT" WHEELER, TRUSTEE, IN THE
DEED RECORDED IN VOLUME q85, PAGE 499, OF DEED RECORDS OF BRAZOS COUNTY, FROM TOWNHOUSE-
ROWHOUSE DISTRICT R-3 TO ADMINISTRATIVE-PROFESSIONAL DISTRICT A-P.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION,TEXAS;
WHEREAS, the City Council held a public hearing in the City Hall at 7:00 P.M. on Thursday,
September 27 , 1984 on the question of rezoning certain areas within the city
limits;
AND, WHEREAS, the City Council has determined the following:
To rezone or change the classlfication of the following tract of land lying and being
situated in the Richard Carter League, A-8. College Station, Brazos County, Texas, and
being part of the 91.98q acres tract conveyed to Brazosland Properties, Inc. by F. W. "Bert"
Wheeler, Trustee, In the Deed recorded in Volume 485, Page q99, of the Deed Records of
Brazos County, Texas and being more partlcularly described as follows:
COMMENCING at an iron rod marking the west corner of the 91.98h acres tract, said
iron rod being located in the southeast right-of-way line of the F.M.60 (University Orive),
said iron rod marking the west corner of the Glenhaven Estates Subdivision Phase I;
THENCE along the southeast right-of-way lines of the F.M.60 (University Drive), same
being the northwest lines of the ~1.984 acres tract, same being the northwest lines of the
Glenhaven Estates Subdivlsion Phases I & III, for the following calls:
N 71°30'02'' E for a distance of 257.ql feet to an iron rod set for angle point;
N 71%6'48" E for a distance of 69.33 feet to an iron rod set for corner, said
iron rod marking the southwest corner of the 2.361 acres Phase VII , said iron rod
also marking the northwest corner of the Glenhaven Estates Subdivision Phase III;
THENCE S 47%5'36" E along the common line of the Phase III and the 2.361 acres Phase
VII for a distance of 276.65 feet to an iron rod set for the PLACE OF BE-
GINNING of the herein described tract, said iron rod marking the southeast corner of the
2.361 acres Phase VII:
THENCE along the northeast and northwest llnes of the Glenhaven Estates Subdivision
Phase III for the following calls:
S 47045'36" E for a distance of 51.96 feet to an iron rod set for angle
point, said Iron rod marking the beginning polnt of a curve to the left having
a central angle of 78°21'17" and a radius of 260.00 feet;
Aion~ the sald curve for an arc distance of 355:57 feet, the chord bears
S 86v56'15'~ E a distance of 328.50 feet, to an ~ron rod set for angle polnt;
N 53°53'07'' E for a dlstance of 161.88 feet to an iron rod set for corner in
the southwest rlght-of-way llne of Glenhaven Orlve, sald iron rod marking the
northwest corner of the Phase III;

THENCE along the southwest right-of-way llne of Glenhaven Drive, same being a curve
to the rlght having a central angle of 08°16'10" and a radius of 1,508.96 feet, for an
arc distance of 217.79 feet, the chord bears N 31°17'59'' W a distance of 217.60 feet to
an iron rod set for corner, sald iron rod marklng the northeast corner of the 2.361 acres
Phase VII;
THENCE S 59°13113" W along the southeast line of the Phase VII for a distance of
~q?.22 feet to the PLACE OF BEGINNING containing 2.009 acres of land, more or less, from
Townhouse-Rowhouse Olstrlct R-3 to Administrative-Professional District A-P.
And, it is ordained that said change shall become effective Immediately.
