THE PROPERTY OWNED BY HALDEC, INC. FOR THE REALIGNMENT OF
EMERALDPARKWAY WITH THE FM 2818 EXTENSION UNDERPASS.
WHEREAS, the City of College Station having determined
the necessity of extending FM 2818 to the east side of
State Highway 6; and
WHEREAS, the City Council having determined that it is
necessary to obtain the right-of-way described in the
attached Exhibit A to this resolution, and that the
public need requires the acquisition of same in such a
manner as to make the property available for lawful use
for such purposes;
NOW, THEREFORE, BE IT RESOLVED By the City Council of the
City of College Station that the right-of-way area
described in Exhibit A attached hereto shall be acquired
by the City; and the reasonable cash market value of same
shall be determined and paid according to law, either by
voluntary purchase or by condemnation; and the City
Manager, the Mayor, and the City Attorney are authorized
to take any and all necessary actions to obtain and pay
for such property, including the marketable title
thereto, free and clear of any restrictions or covenants
inconsistent with the use of same for all lawful public
utility purposes. Further, that the City Attorney is by
this resolution expressly authorized to initiate and
pursue condemnation proceedings and any other necessary
litigation incident to the purpose herein set forth.

in the Morgan Rector League in College Station, Brazos County.
Texas, being a part of that 300 acre tract conveyod to Haldec,
Inc. by deed recorded in Volume 394, Page 766 of the Deed Records
of Brazos County, Texas, and being more particularly described as
follows:
Beginning at an iron rod found at the most southerly corner of
Lot 3 in Block I of Emerald Forest Phase One addition to the
of College Station° Texas, according to plat of record in Volume
422, Page 871 of the Deed Records of Brazos County, Texas.
Thence along the arc of a curve to the r=gh= (K~1404.00') through
a central angle of 10a 01" 29", the chord of which hears N 84"
39' 15" W - 245.34 feet, to an ~ron rod set at the end of said
curve;

beginning of a curve to the left (~=1045.00'},
Thence along the arc of said curve through a central angle of 5

at the end of said curve;

existing northwest right-of-way l~ne of Emerald Parkway to an
iron rod set in the northwest 11ne of Emerald Porest;
Thence N 7e 15' 37" W - 30.27 feet along the southwest line of
Emerald Porest to the Point of Beg/nn~ng and conta~nin~ 1.45
acres of land more or less.
