AN ORDINANCE REZONING TWO (2) TRACTS OF LAND TOTALLING 38.631
ACRES IN THE CRAWFORD BURNETT LEAGUE, A-Y, COLLEGE STATION,
BRAZOS COUNTY, TEXAS, AND BEING MORE PARTICULARLY DESCRIBED IN
THE BODY OF THIS ORDINANCE FRON A-O AGRICULTURAL-OPEN TO R-1
SINGLE FAMILY RESIDENTIAL AND C-N NEIGHBORHOOD BUSINESS.
BE IT ORDAINED BY THR CITY COUNCIL OF THE CITY OF COLLEGE
STATION, TEXAS:
WHEREAS, the C~ty Council held a public hearing ~n the C~ty Hall
at 7:00 P.M. on Thursday, August 14, 1986 on the question of
rezoning certain areas within the city l~mits;
AND, WHEREAS, the City Council has determined the following:
To rezone or change the classification of the following two
tracts of land all lying and being s~tuated in the Crawford
Burnett League, A-7, Drazos County, Texas and being more
particularly described as follows:

TRACT NO. 1
A 36.631 acre tract or parcel of land lying and being situated
in the Crawford Burnett League, A-7, Brazos County, Texas, and
being part of the 657 acres tract described in the Deed recorded
in Volume 322, Page 671, of the Deed Records of Brazos County,
Texas, and also being part of the 29.9 acres tract described xn
the Deed recorded in Volume 317, Page 752, of the Deed Records of
Brazos County, Texas, and also being part of the 44.84 acres
tract described in the Deed recorded in Volume 411, Page 484, of
the Deed Records of Brazos County, Texas, and also being part of
the 20.000 acres tract described in the Deed recorded in Volume
542, Page 526, of the Deed Records of Brazoe County, Texas, said
36.631 acres tract being more particularly described as follows:
BEGINNING at a 5/8 inch iron rod found marking the west corner of
the 20.000 acres tract, said iron rod also marking the north
corner of the 3.447 acres tract descrxbed in the Deed recorded in
¥olume 779, Page 583, of the Deed Records of Brazos County,
Texas, said iron rod being located in the southeast line of the
19.2 acres tract described in the Deed recorded in Volume 778,
Page 75, of the Deed Records of Brazos County, Texas;
THENCE N 41'52'45" E along the northwest lxnes of the 20.000 acres
tract, the 44.84 acres tract and the 29.9 acres tract, same being
the southeast lxne of the 19.2 acres tract, at a dxstance of
1,043.05 feet past a 5/8 inch ~ron rod found marking the north
corner of the 29.9 acres tract, eaid iron rod~ing located in the
southwest line of the 657 acres tract, continue along the
southeast line of the 19.2 acres tract and across the 657 acres
tract for a total distance of 1,086.18 feet to a 1/2 inch iron
rod found for corner, said iron rod marking the east corner of
the 19.2 acres tract, said iron rod being located in the
southwest right-of-way lxne of the Rio Grande Boulevard;

THENCE S 48°56'00" H along the southwest right-of-way line of the
Rio Grande Boulevard for a distance of 1,041.63 feet to a point
for corner;
THENCE across the 657 acres tract, the 29.9 acres tract, the
44.84 acres tract and the 20.00 acres tract for the following
calls:
S 01"34'59" E for a distance of 700.00 feet to a 1/2 inch
iron rod set for angle point;
S 57'09'39" W for a distance of 762.21 feet to a point for
corner in the southwest line of the 20.000 acres tract, same
being the northeast line of the 3.447 acres tract;
THENCE N 41'58'27" N along the common line of the 20.000 acres
tract and the 3.447 acres tract for a distance of 1,329.80 feet
to the PLACE OF BEGINNING containing 36.631 acres of land, more
or less, from A-O Agricultural-Open to R-1 Single Family
Residential.
TRACT NO. 2
A 2.000 acres tract or parcel of land lying and being situated in
the Crawford Durnett League, A-7, Erazos County, Texas, and being
part of the 29.9 acres tract described in the Deed recorded in
¥olume 317, Page 752, of the Deed Records of Erazos County,
Texas, and being more particularly described aa follows:
COMMENCING at a 1/2 inch iron rod found marking the east corner
of the 5.000 acres tract described in the Deed recorded in Volume
819, Page 826, of the Deed Records of Brazos County, Texas, said
iron rod bexng located in the northwest right-of-way line of the
Rock Prairie Road, said iron rod also being located in the
southwest line of the 44.84 acres tract described in the Deed
recorded in Volume 411, Page 484, of the Deed Records of Brazos
County, Texas, said ~ron rod marking the north corner of the 0.68
acres tract described in the Gift Deed recorded in Volume 779,
Page 571, of the Deed Records of Brazos County, Texas;
THENCE N 51°56'59" E along the northwest right-of-way line of the
Rock Prairie Road and across the 44.84 acres tract and the 29.9
acres tract for a distance of 576.67 feet to a point for the
PLACE OF BEGINNING of the herein described tract;
TRENCH N 51°56'59" E along the northwest r~ght-of-way llne of the
Rock Prairie Road for a distance of 370.84 feet to a point for
corner, said point being located ~n the northeast line of the
29.9 acres tract, same being the southwest line of the 657 acres
tract described in the Deed recorded in Volume 322, Page 671, of
the Deed Records of Brazos County, Texas;
TRENCH N 48'11'33" N along the common line of the 29.9 acres
tract and the 657 acres tract for a distance of 253.97 feet to a

THENCE S 51'56'59" W across the 29.9 acres tract for a distance
of 326.12 feet to a point for corner;
THRNCE S 38°03'01" E for a distance of 250.00 feet to the PLACE
OF BEGINNING containing 2.000 acres of land, more or less, from
A-O Agricultural-Open to C-N Neighborhood Business.
And, it is ordained that saxd change shall become effective
immediately.
