AN ORDINANCE AMENDING ORDINANCE NO 850, THE ZONING ORDINANCE

AND WHEREAS, The City Council has determzned to amend Ordinance
No. 850;
THEREFORE, BR IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
COLLEGE STATION, TEXAS:
Ordinance No. 850, The Zoning Ordinance zs hereby amended as follows:
1-D.1. ACCESSORY BUILDING, STRUCTURE OR USE: A building,
structure or use which (1) is subordinate to and serves the
princtpal building, structure or use; (2) ~s subordtnate in
area or purpose to the principal buzlding, structure or use
served and may be attached to or detached from the principal
bu~Idzng, structure or use; (3) contributes to the comfort,
convenience or necessity of occupants of the principal use
served; (4) is located w~thln the same zoning district as the
principal use; (5) is not used in residential districts for'
commercial purposes and is not rented or occupied by persons
other than bona fide servants employed on the premises or members
of the family of the occupants of the principal building or
structure, Examples of accessory buildings, structures, or uses
include, but are not limited to prmvaie garages, greenhouses,
living quarters for family or servants, tool sheds or bath
houses. Persons are related within the meaning of th~s section
if they are related within the second degree of consanquln~ty or
affinity.
THE DISTRICT USE SCHEDULE-TABLE A note I is amended as follows:
A mtnimum rear setback of 15 feet zs required and a maximum
build~ng cave height of 8 feet is allowed for accessory
buildings, structures or uses excluding Irving quarters,
garages or carports. The s~ze of the accessory structure shall
not exceed 10~ of the area of the pr~ncipal structure.
A minimum rear setback of 20 feet is required for accessory
buildings, structures or uses when used as garages or carports.
A minimum rear setback as required by TABLE A for the dxstrict in
which the accessory building, structure or use is located is
required when used for living quarters for family or servants.
The area of the accessory structure shall not exceed 2§~ of the
area of the principal structure.

Ordinance No. 1590
On lots with approved rear access all setbacks shall be measured
from the nearest boundary of the access easement or alley.
On all other lots the setbacks shall be measured from the rear
property line.
This ordmnance shall become effective ten (10) days after the
data of approval and publmcat~on.
