AN ORDINANCE REZONING TWO (2) TRACTS OF LAND LYING AND BEING
SITUATED IN THE ROBERT STEVENSON SURVEY, ABSTRACT NO. 54, BRAZOS
COUNTY, TEXAS AND BEING MORE PARTICULARLY DESCRIBE[! IN THE BODY
OF THIS ORDINANCE FRON AGRICULTURE-OPEN DISTRICT A-O TO
CONMERCIAL INDUSTRIAL DISTRICT C-2 AND APARTMENTS BIGH DENSITY
DISTRICT R-6.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE
STATION, TEXAS:
WHEREAS, the Ctty Council held a public hearing In the C~ty Hall
at 7:00 P.M. on Thursday, Nay 9, 1985 on tile question of
rezoning certain areas w~thln the City Limits;
AND, WHEREAS, the City Council as determined the followtng:
To rezone or change the classification of the following two
tracts of land:

A 10.689 acre trsct or parcel of land, lyxng and being sxtuated
in the Robert Stevenson Survey, Abstract No. 54, Brazos County,
Texas, and being part of the called 24.18 acre tract described in
the deed from W. T. Franklin to Bob J. Griffin, as recorded in
Volume 220, Page 686, of the Deed Records of Brazos County,
Texas, and being further described as that portion of the said
24.18 acre tract lying to the southwest of the proposed southwest
r~ght-of-way line of State Highway No. 6 and to the north of the
centerllne of Lick Creek, said 10.689 acre trsct being more
particularly described as follows:
COMMENCING at the 8" creosote post fence corner faund
marktng the north corner of the beforementioned 24.18 acre tract,
sazd post being at the ~ntersectlon of the southwest right-of-way
line of State Highway No. 6 with the southeast fenced line of
Graham Road;
THENCE S 44°49'56" E along the fenced southeast line of the
befo~ementloned Graham Road for a distance of 208.14 feet to the
intersection of the southwest line of the proposed southwest
rtght-of-way line of State Highway No. 6 for the PLACE OF
BEGINNING of this description;
THENCE along the beforementioued proposed right-of-way ]~ne
of State Highway No. 6 ss follows:

A 25.165 acre tract or parcel of land, lying and being sttuated
~n the Robert Stevenson Survey, Abstract No. 54, Brazos County,
Texas, and being a part of the cai]ed 24.18 acre tract described
~n the deed from W. T. Franklin to Bob J. Griffin, recorded ~n
Volume 220, Pege 686, of the Deed Records of Brazos County,
Texas; part of the called 11.965 acre tract described in the
deed from L. W. Halbrooks to Bob J. Griffin, recorded in Volume
240, Page 77, of the Deed Records of Brasos County, Texas; all of
the called 5 acre tract described in the deed from Robert D.
NcCorquodale to Bob J. Griffin, recorded in Volume 254, Page 532,
of the Deed Records of Brazos County, Texas; that portion of Old
Bryan-Sulphur Springs Road, bounded by the northeast line of the
beforementioned 5 acre tract (centerline of road), a northwest

line of the beforementloned 24.18 acre tract, the northernmost
southwest line of the said 24.18 acre tract, the extension of the
northwest line of the maid 5 scre tract to an ~ntersectton with
the northernmost southwest line of the said 24.18 acre tract,
same being that portion of Old Bryan-Sulphur Springs Road, lying
between the centerllne and the northeast fenced line of said
road, adJoining the sa~d 5 acre tract, and being more
particularly described as follows:
COMMENCING at the east corner of the beforementloned 11.965
acre tract, same being in the southwest right-of-wsy line of
State Highway No. 6, same being in a curve concave to the
northeast, having a radius of 2914.79 feet, a 1/2" iron rod found
bears N 51°19'08" E 0.50 feet;
THENCE S 51°19'08" W along the fence iound marking the
southeast line of the beforementioned 11.965 acre tract for a
distance of 12].77 feet to the Intersection of the proposed
southwest right-of-way line of State Highway No. 6, for the PLACE
OF BEGINNING of th~s description;
THENCE S 51°19'08" W continuing along the fence found
marking the southeast line of the beforementloned 11.965 acre
tract for a d~atance of 919.27 feet to a 1/2" ~ron rod set at
south corner nf the said ]1.965 acre tract, same being at the
base of an 8" creosote post fence corner;

northwest llne of the beforementioned 11.965 acre tract for a
distance of 46.00 feet to a 1/?' iron rod set at a 4" cedar post
fence corner, same being the south corner of the beforementioned
5 acre tract;
THENCE N 45°11'52" W nlong the fence found marking the
southwest line of the beforementroned 5 ac~'e tract for a distance
of 420.00 feet to a 1/2" iron rod set at the fence corner marking
the west corner of the said 5 acre tract;
THENCE N 44°48'08" E along the fence found marking the
northwest line of the beforement~oned 5 acre tract, at a distance
of 493 feet, leaving said fence, at a distance of 521.5 feet, pass
the centerl~ne travelway of Old Bryan-Sulphur Springs Road,
continue on for a total distance of 543.75 feet to a 1/2" ~ron
rod set in the fence found marking the northernmost southwest
line of the beforementioned 24.18 acre tract;
