AN ORDINANCE REZONING 2 TRACTS OF LAND TOTALING 26.41 ACRES LYING
AND BEING SITUATED IN THE CRAWFORD BURNETT LEAGUE, BRAZOS COUNTY,
COLLEGE STATION, TEXAS, AND BEING MORE PARTICULARLY DESCRIBED IN
THE BODY OF THIS ORDINANCE FROM A-0 AGRICULTURAL. OPEN TO R-i
SINGLE FAMILY (10.54 ACRES) AND R-4 APARTMENTS -LOW DENSITY (15.87
ACRES.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE
STATION, TEXAS:
WHEREAS, the City Council held a public hearing in the City Hall
at 7:00 P.M. on Thursday, August 11, 1988, on the question of
rezoning certain areas within the city limits;
AND, WHEREAS, the City Council has determined the following:
To rezone or change the classification of the two tracts of land
described as follows:
TRACT 1
All that certain tract or parcel of land lying and being situated
in the Crawford Burnett League in College Station, Brazos County,
Texas, being a part of that tract conveyed to W. D. Fitch by deed
recorded in Volume 1040, Page 240 of the Official Records of
Brazos County, Texas, and being more particularly described as
follows:
BEGINNING in the southwest line of Rio Grande Boulevard S 48
degrees 56'00" E - 1034.51 feet from the most easterly corner of
Southwood Forest Phase One addition to the City of College
Station, Texas, according to plat of record in Volume 969, Page
631 of the Official Records of Brazos County, Texas;
THENCE S 48 degrees 56' 00" E - 1045.75 feet along the southwest
line of Rio Grande Boulevard to the most easterly corner of this
tract;
THENCE S 51 degrees 57' 01" W - 590.00 feet through the said W.
D. Fitch tract to an angle point;
THENCE S 88 degrees 25'00" W - 294.67 feet continuing through the
said W. D. Fitch tract to the most southerly corner of this
tract;
THENCE N 1 degree 35'00" W - 1059.18 feet continuing through the
said W. D. Fitch tract to the Point of Beginning and containing
10.54 acres of land more or less, from A-0 Agricultural -Open to
R-1 Single Family Residential.
TRACT 2
All that certain tract or parcel of land lying and being situated
in the Crawford Burnett League in College Station, Brazos County,

Texas, being a part of those tracts conveyed to W. D. Fitch by
deeds recorded in Volume 542, Page 526 of the Deed Records of
Brazos County, Texas, and Volume 779, Page 583 and Volume 1040,
Page 240 of the Official Records of Brazos County, Texas, and
being more particularly described as follows:
BEGINNING in the northwest line of Rock Prairie Road at the most
easterly corner of that 5.00 acre tract conveyed to The
Protestant Episcopal Church Council of the Diocese of Texas by
deed recorded in Volume 819, Page 826 of the Official Records of
Brazos County, Texas;
THENCE N 51 degrees 57' 01" E - 576.76 feet along the northwest
line of Rock Prairie Road to the south corner of a 2 acre tract
zoned C-N;
THENCE N 38 degrees 02'59" W - 250 feet along the southwest line
of the said 2 acre tract to the most westerly corner of same;
THENCE N 51 degrees 57'01" E - 326.12 feet along the northwest
line of the said 2 acre tract to the most northerly corner of
same;
THENCE S 48 degrees 11'31" E - 253.97 feet along the northeast
line of the said 2 acre tract to the most easterly corner of same
in the northwest line of Rock Prairie Road;
THENCE N 51 degrees 57'01" E - 31.25 feet along the northwest
line of Rock Prairie Road to the beginning of a curve to the left
(R=25');
THENCE along the arc of said curve through a central angle of 90
degrees to the end of said curve in the southwest line of Rio
Grnnde Boulevard;
THENCE N 38 degrees 02'59" W - 33.67 feet along the southwest
line of Rio Grande Boulevard to the beginning of a curve to the
left (R=565');
THENCE along the arc of said curve through a central angle of 10
degrees 53'01" to the end of said curve;
THENCE N 48 degrees 56'00" W - 340.78 feet continuing along the
southwest line of Rio Grande Boulevard;
THENCE S 51 degrees 57'01" W - 590.00 feet through the said W.D.
Fitch tract to an angle point;
THENCE S 88 degrees 25'00" W - 294.67 feet continuing through the
said W. D. Fitch tract to an angle point;
THENCE N 1 degree 35'00" W - 346.08 feet continuing through the
said W. D. Fitch tract to an angle point;
THENCE S 57 degrees 08'07" W - 780.01 feet continuing through the
said W. D. Fitch tract to the southwest line of same;

THENCE S 49 degrees 14'53" E - 214.64 feet along the southwest
line of the said W. D. Fitch tract to an angle point,
THENCE S 41 degrees 58'39" E - 212.03 feet continuing along the
southwest line of the said W. D. Fitch tract to the most westerly
corner of the said Episcopal Church 5 acre tract;
THENCE N 51 degrees 57'01" E - 352.53 feet along the northwest
line of the said Episcopal Church tract to the most northerly
corner of same;
THENCE S 43 degrees 44'42" E - 604.85 feet along the northeast
line of the Episcopal Church tract to the Point of Beginning and
containing 15.87 acres of land more or less, from A-0
Agricultural Open to R-4 Apartments - Low Density.
And, it is ordained that said change shall become effective
immediately.
