AN ORDINANCE REZONING 3 TRACTS OF LAND TOTALING 8.86 ACRES OUT
OF THE REGENCY SQUARE SUBDIVISION, BRAZOS COUNTY, COLLEGE
STATION, TEXAS, AS FILED IN VOLUME 771, PAGE 709 OF THE DEED
RECORDS OF BRAZOS COUNTY, TEXAS, SAVE AND EXCEPT LOTS 17, 18 &
19, BLOCK 1 OF THE REGENCY SQUARE SUBDIVISION, AND BEING MORE
PARTICULARLY DESCRIBED IN THE BODY OF THIS ORDINANCE, FROM
DISTRICT R-2 DUPLEX, TO DISTRICT C-2 COMMERCIAL -INDUSTRIAL AND
DISTRICT C-3 PLANNED COMMERCIAL.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION,
TEXAS:
WHEREAS, the City Council held a public hearing in the City Hall
at 7:00 P.M. on Thursday, April 28, 1988, on the question of
rezoning certain areas within the City Limits:
AND, WHEREAS, the City Council has determined the following:
To rezone or change the classification of the three tracts of land
described as follows:
TRACT 1:
BEGINNING at an iron rod of the northeast corner of the tract,
same being the northwest corner of the Pecan Tree Estate Phase I
Subdivision (Vol. 351, Page 839 of the Deed Records of Brazos,
County Texas);
THENCE S 37 degrees 54148" E along the common line between Pecan
Tree Estates Subdivision Phase One, for a distance of 548.51 feet
for a corner;
THENCE S 43 degrees 05'42" W along a fence marking the southeast
line of the tract for a distance of 348.21 feet for a corner same
being the southwest corner of Tract *1;
THENCE N 37 degrees 54'48" W for a distance of 540.70 feet to an
iron rod for a corner;
THENCE N 41 degrees 59' 41" E along the south right-of-way of
Holleman Drive for a distance of 350.79 feet to a PLACE OF
BEGINNING, containing 4.55 acres of land, more or less, from R-2
Duplex to C-3 Planned Commercial.
TRACT 2:
BEGINNING at an iron rod of the northeast corner of the tract,
same being the northwest corner of Tract *1 along the south right-
of-way of Holleman Drive.
THENCE S 37 degrees 54'48" E along the common line between Tract
"1" for a distance of 540.70 feet for a corner;
THENCE S 43 degrees 05'42" W along a fence marking the southeast

line of the tract for a distance of 182.20 feet for a corner;
THENCE N 37 degrees 54148" W along a line being the southwest
line of the tract for a distance of 509.94 feet;
THENCE along a chord N 87 degrees 35'04" W for a distance of 38.12
feet for a corner being the northwest corner of the tract;
THENCE along a chord N 42 degrees 21'30" E for a distance of 12.50
feet;
THENCE N 44 degrees 17'51" E along the south right-of-way of
Holleman Drive for a distance of 197.80 feet to the PLACE OF
BEGINNING, containing 2.36 acres, more or less, from R-2 Duplex to
C-2 Commercial Industrial.
TRACT 3:
BEGINNING at a railroad tie for corner, same being the southwest
corner of Tract 3;
THENCE N 30 degrees 58' 41" W for a distance of 270.34 feet to a
fence post;
THENCE S 31 degrees 17'52" E for a distance of 74.66 feet to a
corner same being the northwest corner of Tract *3;
THENCE N 41 degrees 59'41" E for a distance of 215.38 feet to a
corner same being the northeast corner of Tract *3;
THENCE S 37 degrees 54148" E for a distance of 314.71 feet to a
corner same being the southeast corner of Tract *3;
THENCE S 43 degrees 05142" W for a distance of 255.09 feet to a
place of beginning, containing 1.95 acres, more or less, from R-2
Duplex to C-3 Planned Commercial.
And, it is ordained that said change shall become effective
immediately.
