AN ORDINANCE REZONING FOUR (4) TRACTS OF LAND IN THE CRAWFORD
BURNHTT LEAGUE IN COLLEGE STATION, BRAZOS COUNTY, TEXAS, AND BRING
MORE PARTICULARLY DESCRIBED IN THE BODY OF THIS ORDINANCE FROM
DISTRICT R-4 APARTMENT/LOW DENSITY TO DISTRICT R-1 SINGLE FAMILY
RESIDENTIAL; DISTRICT R-1 SINGLE FAMILY RESIDENTIAL TO DISTRICT R-
4 APARTMENT/LOW DENSITY; DISTRICT C-N NEIGHBORHOOD BUSINESS TO
DISTRICT R-4 APARTMENT/LOW DENSITY; AND, DISTRICT R-4
APARTMENT/LOW DENSITY TO DISTRICT C-N NEIGHBORHOOD BUSINESS.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION,
TEXAS:
WHEREAS, the City Council held a public hearing in the City Hall
at 7:00 P.M. on Thursday, April 27, 1989 on the question of
rezoning certain areas within the city limits;
AND, WHEREAS, the City Council has determined the following:
To rezone or change the classification of the following four (4)
tracts of land all lying and being situated in the Crawford
Burnett League, College Station, Brazos County, Texas, and being
more particularly described as follows:
TRACT NO. 1
All that certain tract or parcel of land lying and being situated
in the Crawford Burnett League in College Station, Brazos County,
Texas, being a part of those tracts conveyed to W. D. Fitch by
deeds recorded in Volume 542, Page 526 of the Deed Records of
Brazos County, Texas, and Volume 779, Page 583 and Volume 1040,
Page 240 of the Official Records of Brazos County, Texas and being
more particularly described as follows:
Beginning at the most southerly corner of that 40.00 acre tract
conveyed to Fossil Mound Corporation by W. D. Fitch by deed
recorded in Volume 1059, Page 214 of the Official Records of
Brazos County, Texas.
Thence N 57' 08' 07" E - 768.31 feet along the southeast line of
the said Fossil Mound Corporation tract to the most northerly
corner of this tract;
Thence S 1' 35' 00" E - 235.28 feet continuing through the said W.
D. Fitch tract to the northeast line of that 4.78 acre tract
conveyed to Clint L. Hines, Inc. by deed recorded in Volume 1093,
Page 641 of the Official Records of Brazos County, Texas;
Thence N 66' 16' 21" W - 204.93 feet continuing through the said
W. D. Fitch tract and along the northeast line of the said Clint
L. Hines, Inc. tract to the most northerly corner of the said
Clint L. Hines, Inc. tract;
Thence S 57' 08' 07" W - 524.50 feet continuing through the said
W. D. Fitch tract and along the northwest line of the said Clint

L. Hines, Inc. tract to the most westerly corner of the said Clint
L. Hines, Inc. tract in the southwest line of the said W. D. Fitch
tract;
Thence N 49' 14' 53" W - 31.27 feet along the southwest line of
the said W. D. Fitch tract to the Point of Beginning and
containing 0.95 acres of land more or less, from District R-4
Apartment/Low Density to District R-1 Single Family Residential.
TRACT NO. 2
All that certain tract or parcel of land lying and being situated
in the Crawford Burnett League in College Station, Brazos County,
Texas, being a part of that tract conveyed to W. D. Fitch by deed
recorded in Volume 1040, Page 240 of the Official Records of
Brazos County, Texas, and being more particularly described as
follows:
Commencing at the most northerly corner of that 5.00 acre tract
conveyed to the Protestant Episcopal Church Council of the Diocese
of Texas by deed recorded in Volume 819, Page 826 of the Official
Records of Brazos County, Texas.
Thence N 51' 57' 01" E - 261.54 feet through the said W. D. Fitch
tract to the Point of Beginning at the most easterly corner of
this tract;
Thence N 52' 32' 16" W - 158.75 feet continuing through the said
W. D. Fitch tract to the most northerly corner of this tract;
Thence S 1' 35' 00" E - 100.00 feet continuing through the said W.
D. Fitch tract to the southwest corner of this tract;
Thence N 88" 25' 00" E - 123.29 feet continuing through the said
W. D. Fitch tract to the Point of Beginning and containing 0.14
acres of land more or less, from District R-1 Single Family
Residential to District R-4 Apartment/Low Density.
TRACT NO. 3
All that certain tract or parcel of land lying and being situated
in the Crawford Burnett League in College Station, Brazos County,
Texas, being a part of that 51.74 acre tract conveyed to W. D.
Fitch by deed recorded in Volume 1040, Page 240 of the Official
Records of Brazos County, Texas, and being more particularly
described as follows:
Beginning at the most southerly corner of that 2.16 acre tract
conveyed to W. D. Fitch by Clint L. Hines, Inc. by deed recorded
in Volume 1093, Page 645 of the Official Records of Brazos County,
Texas.
Thence N 51' 57' 01" E - 326.12 feet along the southeast line of
the said 2.16 acre tract to the most northerly corner of this
tract;

Thence S 48" 11' 29" E - 50.79 feet to the most easterly corner of
this tract;
Thence S 51' 57' 01" W - 335.06 feet, parallel to and 200' from
the northwest right-of-way line of Rock Prairie Road to the most
southerly corner of this tract;
Thence N 38' 02' 59" W - 50.00 feet to the Point of Beginning and
containing 0.38 acres of land more or less, from District C-N
Neighborhood Business to District R-4 Apartment/Low Density.
TRACT NO. 4
All that certain tract or parcel of land lying and being situated
in the Crawford Burnett League in College Station, Brazos County,
Texas, being a part of that 51.74 acre tract conveyed to W. D.
Fitch by deed recorded in Volume 1040, Page 240 of the Official
Records of Brazos County, Texas, and being more particularly
described as follows:
Beginning in the southwest line of Rio Grande Boulevard, S 48' 56'
00" E - 1039.57 feet from the most westerly corner of Southwood
Terrace section 3-C addition to the City of College Station,
Texas, according to plat of record in Volume 523 Page 431 of the
Deed Records of Brazos County, Texas.
Thence S 48' 56' 00" E - 35.28 feet along the southwest line of
Rio Grande Boulevard to the beginning of a curve to the right
(R=565');
Thence along the arc of said curve through a central angle of 10'
53' 01" to the end of said curve;
Thence S 38' 02' 59" E - 33.67 feet continuing along the southwest
line of Rio Grande Boulevard to the beginning of a curve to the
right (R=25');
Thence along the arc of said curve through a central angle of 90'
to the end of said curve in the northwest line of Rock Prairie
Road;
Thence S 51' 57' 01" W - 31.25 feet along the northwest line of
Rock Prairie Road;
Thence N 48' 11' 30" W - 203.18 feet through the said W. D. Fitch
tract to the most westerly corner of this tract;
Thence N 51' 57' 01" E - 75.20 feet continuing through the said W.
D. Fitch tract to the Point of Beginning and containing 0.32 acres
of land more or less, from District R-4 Apartment/Low Density to
District C-N Neighborhood Business.

And, it is ordained that said change shall become effective
immediately.
