ORDINANCE NO
AN ORDINANCE REZONING A 4 314 ACRE TRACT OF LAND SITUATED IN
THE CRAWFORD BURNETT LEAGUE, A-7, COLLEGE STATION, BRAZOS
COUNTY, TEXAS, FROM C-2 COMMERCIAL-INDUSTRIAL TO R-5 APART-
MENT/MEDIUM DENSITY.
WHEREAS, on Decembe= 8 ,1994, the City Council of the City
of College Station convened and pursuant to notices pros. cnbed by law held a
public hearing with regard to the application for the rezomng of 4.314 acres of
property situated ~n the Crawford Burnett League, A-7, College Station, Brezos
County, Texas, and being more particularly described by metes and bounds as
follows:
BEGINNING: at the most southerly comer of the said 159.67 acre tract, said
point also being in the northeast right-of-way line of F M 2154 and also being
the most westedy comer of the University Indusfltal Center Phase I, 11.29 acre
tract as deseHbed in Volume 456, Page 249 of the Deed Records of Brazos
County, Texas,
THENCE: N 44° 43' 13" W along said nght-of-way hne of F M 2154 for a
distance of 249 44 feet to an angle point in said right-of-way;
THENCE. N 47° 03' 22' W along said nght-of-way for e distance of 180 08 feet
to a point;
THENCE: N 41 ° 57' 50" E into the ~ntedor of the beforemenboned 159.657 acre
tract for a d~stance of 430.69 feet to a point;
THENCE: S 48' 11' 59" E for a d~stance of 429 08 feet to a point m the north
hne of the beforernenboned Umvers~ty Industrial Center,
THENCE: S 41' 57' 50" W along the common hne between the said Umversity
Industrial Center and the beforementioned 159 657 acre tract for a d~stance of
449.43 feet to the POINT OF BEGINNING and contmnmg 4 314 acres of land,
more or less
WHEREAS, the above-described property is currently zoned C-2 Commercial-
Industrial and the current use ~s open-agnculture,
WHEREAS, the owner of the above-described property, L~even J Van Riet,
Trustee, has applied for the rezon~ng of the above-described property to R-5
Apartment/Medium Density,
WHEREAS, the City Council of the C~ty of College Stabon, Texas, heard ew-
dence that the proposed rezoning is beyond the C~ty's current Comprehensive
Plan,
WHEREAS, ewdence was presented concermng the general development in the
area over the last several years; and
WHEREAS, the C~ty Council for the City of College Station, Texas, has
concluded that there are changed conditions that justify the rezomng of the
subject property to R-5 Apartment/Medium Density,
Ordinance No. 2099 Page 2
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF COLLEGE STATION, TEXAS, that the above-described property is hereby
rezoned from C-2 Commercial-Industrial to R-5 Apartment/Medium Density,
effective immediately.
