required flow to fire hydrants to meet fire protection requirements.

Being all that certain tract or parcel of land lying and being situated in the MORGAN RECTOR LEAGUE,
Abstract No. 46, in College Station, Brazos County, Texas and being all of Tract A-2R and Lot 1 R,
Block 1, BERNADINE ESTATES FIRST INSTALLMENT according to the Vacating and Resubdivision Plat
recorded in Volume 472, Page 649 of the Brazos County Deed Records (B.C.D.R.) and being further
described in the deed from Terrie L. Phoenix a/k/a Terrie Lavonne Phoenix, Individually and as
Independent Executor of the Estate of Andrew James Phoenix to SPPA Ventures, LLC recorded in
Volume 19602, Page 292 of the Official Public Records of Brazos County, Texas (o.P.R.B.C.) and
being more particularly described by metes and bounds as follows:
BEGINNING: at a found 1/2-inch iron rod marking the common south corner of this herein described
tract and said Tract A-2R, Block 1, said iron rod also marking the east corner of the Tract A-1,
Block 1, BERNADINE ESTATES 1ST INSTALLMENT according to the Vacating and Resubdivision Plat
recorded in Volume 428, Page 636 (B.C.D.R.) and being in the northwest right-of-way line of Mile
Drive (based on a 50-foot width);
THENCE: N 47' 52' 51" W (PLAT CALL: N 47' 21' 18" W - 126.04') along the common line of this
tract and said Tract A-1, Block 1 for a distance of 126.31 feet to a found 1/2-inch iron rod
marking the common west corner of this tract and said Tract A-2R, Block 1, said iron rod also
marking the north corner of said Tract A-1, Block 1 and being in the southeast line of the called
12.91 acre Oscar Parulian tract recorded in Volume 3647, Page 112 (O.P.R.B.C.);
