This Plan was adopted in 2009 and was a culmination of intensive resi- dent and stakeholder input and volunteer service. The Comp Plam serves as a state- ment of the community’s vision for the future and provides strategic direction to guide the City’s growth. The document covers such topics as land use, neighbor- hood integrity, economic development, and transportation. A 5-year review was complete in 2014, as directed by the Plan language which dictates the document be periodically evaluated to maintain its relevancy and accurate pulse on community needs. Now, 10 years after its adoption, the Comprehensive Plan will undergo a 12- 14 month evaluation process to assess the City’s current conditions and growth trends. The evaluation will enable the community to assess the current vision and contribute to recommendations through in-person and online engagement activities. Working towards this objective, City staff will be hos a series of public meetings on September 23–25, with both afternoon and evening opportunities. Meeting times and locations are below and are also posted online at www.cstx.gov/TheNext10. Additional information and updates will also be found on this website during the evaluation process. Please feel welcomed to attend and participate in any or all of these public meetings to express your thoughts on the City’s future. The table below provides additional details to show the Residential Subtypes. Residential Permit No. of Permits Issued Valuation Single-Family (Detached) 34 $8,947,320.00 Townhomes 0 $0 Duplex 0 $0 Garage Opening Protection The International Residential Code (IRC) has always required a minimum level of separation between a dwelling unit and an attached garage to provide some resistance to the spread of fire from the garage side. Typically, this requirement is satisfied with the application of half-inch gypsum board (sheet rock) on the garage side of the common wall, and the code prescribed minimum thickness and construction of any door that passes from the garage to the residence. Beginning in the 2012 IRC, doors separating the garage and the residence were required to have self-closing devices installed. These may be spring- loaded hinges, automatic closers, or other approved devices. This requirement is intended to address concerns related to increased fuel loads and fire hazards located in a garage, toxic combustion by-products of fires originating in the garage, and elevated levels of carbon monoxide from the exhaust of vehi- cles operating in a garage. Functional self-closing devices as- sist in maintaining the door in a closed position when not in use and intend to help prevent the spread of fire or toxic gases from the garage to the dwelling unit.
