Shirley Volk, Planning Technician SUBJECT: Site Plan Review - La Petite Efficiencies (86 -500) Lot 11 & Pt of Lot 12 Block Two, Tauber Addition subdivision (SW corner of Stasney & Cherry) Two voting members of the P.R,C. plus other staff members met on this date to review the above mentioned project and voted to deny this project as it is presented (provides only 1.5 parking spaces for each unit) because due to the already existing congested on- street parking problem, a project with this number of units at this location should provide 2 parking spaces per unit on -site. Also, the Building Code would allow 2 occupants in each efficiency (based on Sq.Ft.). Any appeal of this decision can be made to the Planning & Zoning Commission within ten (10) days, The following observations were made at the review If a dumpster is not provided, the law requires tenants hold any garbage in a sealed container (one for each unit) until the occupant puts the bag on the curb the day of pickup. Show the percentage of building coverage of the lot. Signage will be confined to an address sign only; no other attached or freestanding sign is allowed. A solution to additional on -site parking was offered: Delete the smallest unit and develop a turn- around at that location; add a parking space on the corner of the lot and use the spot currently shown as "No Parking" for an additional space. sjv
