Ray Havens, Electric Department Shirley Volk, Planning Technician SUBJECT: Final Plat - Replat of Timber Ridge Addition Third Installment (7.47 acres) - 86 -209 A Presubmission Conference was held on 8 -6 -86 to review the above referenced resubdivision plat, and approval was recommended with the following conditions *: (1) Lone Star Gas requires an additional 30 feet, making a total of a 45 foot easement along Rhett Butler Drive to accommodate relocation of the existing gas line from the 50 foot easement running through this land. This must be a separate easement for only the gas line. (2) There are existing guys at the westerly corner on Highway 30 which overlap the easement which is to be relocated. An easement will be required for those guys which will remain. This easement can either be shown on this replat or be covered by Separate Instrument. (3) Either a Letter of Guarantee or construction drawings for the sewer line to serve Lots 5 & 6 must be received and approved by the Engineering Department prior to placing this plat on the City Council agenda (legal notification scheduled to be taken to THE EAGLE on Monday, August 11th). If this sewer line is located in the easement, the width of the easement must be at least 20 feet, and must extend through Lots 3 & 4 to Rhett Butler Drive. (4) A joint access easement must be located between Lots 1 &2 (zoned C -N) and run along Rhett Butler Drive and Highway 30. There is a possibility that this easement can be located within the 45 foot gas easement. Check with Lone Star Gas Company. (5) On Lot 5 there are guys located for utility lines. An 1 Presub 86 -209 8 -6 -86 page 2 easement to accommodate these guys must be shown. This can be covered within the 20 foot sewer easement. *Any changes to an approved plat must be cleared through the Planning Department. SUBMIT FILM POSITIVE AND 10 COPIES OF REVISED PLAT TO PLANNING DEPARTMENT PRIOR TO NOON ON FRIDAY, AUGUST 15TH TO BE INCLUDED ON P &Z AGENDA AUGUST 21ST. 6
