SUBJECT: Final Plat - Vacating & Resubdivision of Southwood
Valley Section 19 Block 14C (86 -207)
A Presubmission Conference was held on this date and staff
recommends approval of the resubdivision plat as shown with the
condition that a note regarding signage is included to the effe<,t
that Lots 1, 2 & 3 each are considered individual premises;
however Lots 4 & 5 will be considered one premise (combined) for
the purpose of signage in the future.

SUBJECT: Parking Lot Plan - Whataburger at 105 Dominik (86 -415)
The P.R.C. met on this date to review the above mentioned plan
and recommends approval with the following conditions *:
(1) Coordinate all electrical requirements with hay Havens in
the Electric Department. If underground service is desir
furnish a letter requesting same.
(2) Change the angle of the dumpster pad to reflect requirement
of the Assistant Director of Public Services. One 3 yard
dumpster is required, however, a suggestion was made; to use
one 6 yard dumpster which should handle both present and
future needs. Dumpster pad must be a minimum of 12' x 12'
(interior measurements); exclusion of gates is advi3ed.
(3) Coordinate all water and sewer requirements with the Water &
Sewer Department.
(4) Eighteen foot parking spaces must have a 2 foot overhang
included on the property.
(5) Elimination of the parking spaces along the west side of the
building has been suggested; create an 8 foot wide island
along the western property line.
(6) Move the handicapped parking spaces and incorporate the ramp
into the island which is required at the end of the perking

row facing the building.
(7) A complete landscaping plan, including a legend, is
required for site plan approval. Include a note regarding
irrigation or hose bibs.
(8) Drive should be one -way in and one -way out.
(9) Ordinance requires a solid six foot screen fence between
any commercial projects and developed residential areas.
(10) Coordinate all sign requirements with Zoning Official.
SUBMIT 10 COPIES OF REVISED PLAN TO PLANNING DEPARTMENT FOR
APPROVAL PRIOR TO CONTINUING WITH STEP II OF THE BUILDING PERMIT
PROCESS.
*Any changes to an approved plan must be cleared through the
office of the Director of Planning.

Belmont Place subdivision (86 -416)
The P.R.C. met on this date to review the above mentioned plan
and recommends approval with the following conditions *:
(1) Coordinate all electrical requirements with Ray Havens in
the Electric Department. If underground service is desired,
furnish a letter requesting same.
(2) Coordinate dumpster location with Bob Epps in Public
Services. Minimum requirements will be two 6 yard dumpsters
which can be placed on one 12' x 20' (inside dimensions)

is one per 150 square feet, therefore, the plan as
submitted has an insufficient number of parking spaces.
(7) Show a "typical island" if that is applicable.
(8) If the drive which is stubbed out toward the Humana site
is to be connected to the drive to Humana, furnish a shared
access easement.
(9) The required landscape points are incorrect on the legend.
(10) Include notes regarding an irrigation system (if
applicable), as well as ground cover notes. All swales and
any disturbed ground must be seeded or sodded at the time
of application for a Certificate of Occupancy.
(11) A P.R.C. drainage statement has been furnished; compliance
is required.
(12) This land will require platting prior to issuance of a
building permit.
SUBMIT 10 COPIES OF REVISED PLAN TO PLANNING DEPARTMENT FOR
APPROVAL PRIOR TO CONTINUING WITH STEP
