PRESUBMISSION CONFERENCE

SUBJECT: Preliminary Plat - The Estates of Sandstone - 86 -301
A Presubmission Conference was held on this date to review the above mentioned plat,
and staff recommends approval with the following conditions *:
1. When the applicant's representative indicated underground electrical service is
preferred, he was informed by the Electrical Department that this area is Bryan
certified now, and after pending annexation into College Station is finalized,
there is additional time involved in formally requesting and negotiating for the
purchase of the system under the Compromise and Settlement Agreement. This
additional time could be from 6 months to 3 years of interim service. Staff
recommends that the developer make his request to Bryan to allow College Station
to serve the area in the interim period.
2. Staff has indicated that it does not approve the proposed long 6" Sanitary Sewer
Line, and has indicated a preference for the line to be located to serve Lots 1 &2
of this subdivision as well as Lots 12 &13 of the subdivision adjacent to this
one. ~ Information was given by the Water Department that the existing water valve
in the northernmost corner of this subdivision is a private valve and that the
public water line ends across the street from its location.
3. The Engineering Department has indicated the 30 foot drainage easements are not
sufficient for maintenance of these easements. Additionally, the easement along
the southeast corner of the subdivision should be continued as a 50 foot easement
rather than to be cut back ::c a 30 foot easement as proposed.
4. Legal Department will address the question regarding whether the City has the
right to use the existing 20 foot utility easement in the Foxfire Subdivision fc.I
maintenance of the drainage easement in this subdivision. This question will be
addressed by separate memo at a later date.

5. The Engineering Department has indicated that the use of the Gulf State Utility
Easement for the extension of Sandstone Drive (a major thoroughfare) as is
suggested in the Comprehensive Plan is impractical as most of that land is
located in the floodplain. It was suggested that the extension of Sandstone
Drive to Freneau Drive should line up with Howe Drive in Foxfire subdivision
(located across the Redder-man tract).
6. The bulb at the end of Sandstone Drive where it ties into Indian Trail should be
a part of this plat for dedication and annexation. The signature of the owner of
that property must be included on the final plat of this subdivision.
SUBMIT FILM POSITIVE AND 10 COPIES OF REVISED PRELIMINARY PLAT TO PLANNING DEPARTMENT
BY 5 P.M. ON MARCH 26th TO BE INCLUDED ON P&Z AGENDA FOR MEETING OF APRIL 3rd.
*Any changes to an approved plat must be cleared through the office of the Director
of Planning,
