MEMORANDUM
PRESUBMISSION CONFERENCE
Attending: Austin Fitch, Area Progress Corporation
William Dryden, Area Progress Corporation

Shirley Volk, Planning Technician
SUBJECT: Master Preliminary Plat - Southwood Valley Section 28 located
adjacent to Wellborn Road west of the proposed SWV Sec.24 (85
A Presubmission Conference was held on this date to review the above mentioned
plat, and approval is recommended with the following conditions':
(1) Utility easements will be required to serve Tracts G & F.
(2) If drainage and utility easements are combined, additional width will
be required; 30 foot minimum suggested. IN THE FUTURE, AVOID COMBINING
UTILITY AND DRAINAGE EASEMENTS.
(3) A 10 foot utility easement is required along the south side of Deacon
Drive (in addition to the R.O.W.).
(4) Re: the 40 foot private drive - if this street is to become a public
street, requirements will change to a 60 foot R.O.W. with a 39 foot
street (back -to- back), Coordinate plans with Engineering Department.
(5) Alternative street alignments were discussed in the area south of
Deacon Drive.
*Any changes to an approved plat must be cleared through the office of the
Director of Planning.
SUBMIT 10 COPIES AND SEPIA OF REVISED PLAT TO PLANNING DEPARTMENT BY NOON ON
JANUARY 10, 1986 TO BE INCLUDED ON P &Z AGENDA JANUARY 16th.
