Kee, Zoning Official Harry Davis, Fire Marshal Barry Clar, Assistant City Attorney Bob Epps, Assistant Director of Public Services Kim Johnson, Assistant Zoning Official Shirley Volk, Planning Technician SUBJECT: Parking Lot Plan - Parkway Circle Apartment Parking & Landscaping Addition (0,68 acres, formerly City park area shown on Pecan Tree Estates 11 Final Plat) *85 -418 The P.R.C. met on December 4, 1985 to review the above mentioned project, and recommends approval with the following conditions`: (1) Coordinate the construction of this project with the City (Mike Hester, Project Engineer) plans regarding construction of City storm drains in this area. (2) The P.R.C, has noted that this plan must go before the Planning and Zoning Commission for consideration of a variance to the requirement that on interior parking rows, islands must be located after each 15 parking spaces, The P.R.C. recommends that the P &Z approve this request for variance since this project has been designed with more than the required setback, and thus will have an ample amount of greenspace. (3) NOTE TO DEVELOPER: Development of this project cannot be implemented until rezoning of this tract is complete. Kee, Zoning Official Harry Davis, Fire Marshal Barry Clar, Assistant City Attorney Bob Epps, Assistant Director of Public Services Kim Johnson, Assistant Zoning Official Shirley Volk, Planning Technician SUBJECT: Project Plan Approval - Tenneco Oil Harvey Road Store, located on proposed Lot 2B a resubdivision of Lot 2R, Courtyard Apartments Subdivision Replat (85 -807) The P.R.C. met on December 4, 1985 to review the above mentioned project and recommends approval with the following conditions*: (1) There will be a minimum of one 3 -yard dumpster required for this project. Minimum dumpster pad dimensions: 12'x 12' (2) P.R.C. Drainage Statement provided; compliance required, (3) RE: Drainage and Grading: developer should make a special effort to match the grades of this project to the existing grades on adjacent property when crossing the property lines. (4) The proposed location of the fuel price sign in the utility easement is questionable. if location is approved, applicant must provide a written agreement between the City and the property owner to cover this. (5) Plan and Profile drawings for water service are required. (6) Furnish a final site plan and electric load data to the Electrical Department. If underground service Is required, furnish a letter requesting same. (7) Include 6" raised curbing between Lot 2A and Lot 2B (with exception of the driveway between the lots) (8) If relocation of the utility lines on the north side of this project is required, the developer will be required to bear the expense. ...Continued on page 2 P.R.C. (85 -807) page 2 (8) The P.R.C. voted unanimously to recommend denial of the access shown to the adjacent apartment parking lot to the north, because access is not to a street but rather to a parking lot. (9) Access Into the apartment project adjacent and to the west will not receive a recommendation of approval from the P.R.C. unless a written access agreement Is provided from both property owners. If that written agreement Is provided, approval of this access will be made by the P.R.C. only because access to an existing drive to Harvey Road will be shared. (10) Canopy height must be a minimum of 14 feet to accommodate emergency vehicles. *Any changes to an approved site plan must be cleared through the office of the City Planner.
