SUBJECT: Parking Lot Plan - Short Stop ( ' Drive --thru Restaurant) 85 -413
Located in the Redmond Terrace Parking Lot
The P.H.C. met on September 18, 1985 to review the above mentioned and cannot.
recommend approval of the plan as submitted until the applicant, through his agent,
can demonstrate to this committee that other avenues have been pursued to upgrade
this nonconforming shopping center. The P.R.C., in order to preclude long delays
to this project, have set a time limit of 2 weeks for the applicant to negotiate
with the owner and /or other tenants in this shopping center and report back to the
Planning Department the results of these negotiations.
The following suggestions regarding the above mentioned upgrading were made at this
review:
(,l) Reconstruction of curbing and islands, including landscaping as shown on the
site plan prepared by Director of Planning Mayo.

(3) Speaker boxes for this project should go into some kind of.' protected area an
island was suggested).
(4) Shorten car- stacking distance.
(5) Show existing light standards on site plan.
(6) All parts of this building should be within 300 feet of a fire hydrant. Check
with Fire Marshal. and Water & Sewer Department to determine location.

1? Furnish information regarding the type of electrical service and the eIfct.r:ic
load data to the Electric Department.
(,R) Any signage for this business: must. be ort the building, and must conform to
ordinance regulations.
(9) Landscaping point minimum has been determined to be 500 points, 250 o[' which
must. be in trees.
10) Trees must. be kept: away from utility lines.
(1 -1) Include landscaping legend as required by ordinance on site plan.
::12) Show type of irrigation or watering system for the landscaping on the site
plans.
Resubmit 5 copies of a revised site plan for further review and approval prior to
applying for building permit.
