RE: Lots 17, 18 and 19 of Regency Square Subdivision
Dear Raymond:
In answer to your question concerning the above properties, I have reviewed the
status of potential building permits and certificates of occupancy of completed
structures with the following results:
(1) Regency Square Subdivision is a platted subdivision in College
Station and therefore lots therein with appropriate public services are eligible
for consideration of building permits.
(2) The lots concerned have frontage access on existing City streets,
Wellborn Road and Holleman Drive, therefore no new streets would need to be
constructed to serve these lots.
(3) An 8" waterline will be required to be extended a short length to
provide water supply and fire protection.
(4) Sanitary Sewer Service will require the extension of an 8 diameter
sewer line to serve all three lots.
Utilities must be extended in accordance with all local requirements and
specifications before a certificate of occupancy can be issued to a structure
which requires them. A Letter of Guarantee or sane other form of financial
commitment by the developer or the completion and acceptance of the infrastructure
item in lieu thereof, may be required by the City of College Station to issue
a building permit for a facility requiring the utilities or services.

SUBJECT: Preliminary Plat - Replat of a portion of Lakeview Acres Lot 16
(2.53 acres) 85 -308
A Presubmi'ssion Conference was held on this date to review the above mentioned
plat, and approval is recommended with the following conditions`:
(1) Show a 20 foot utility easement along Texas Avenue.
(2) If utility (overhead electrical) lines are on the property lines, the
utility /access easements can be combined, If the utility (overhead
electrical) lines run inside the property tines, the access easements
and utility easements must be separated.
(3) Show an additional 10 foot utility easement along Morgan's Lane.
(4) Indicate a lot number (16A -3) on the tract designated for Future
Development.
(5) The sanitary sewer will have to be 8" to serve commercial properties.
SUBMIT FILM POSITIVE AND 10 COPIES OF REVISED PLAT TO PLANNING DEPARTMENT
PRIOR TO NOON ON JULY 12 TO BE INCLUDED ON P &Z AGENDA JULY 18.
*Any changes to approved plat must be cleared through the Director of Planning.

SUBJECT: Parking Lot Plan - Parkway Medical Clinic -85 -410
The P.R.C. met on this date to review the above mentioned project, and
recommends approval with the following conditions-:
(1) Before the Certificate of Occupancy is issued for this project, a shared
access, parking and dumpster easement (for this project and the adjacent
lot to the east) must be provided from the owner of the land.
(2) The sight distance triangle (20 feet from intersection corner in each
direction) must be kept clear; thus this proposed plan will lose one
parking space. which should be relocated as instructed.
(3) Show hose bibs which will be used to water the landscaping.
(4) There are utility poles approximately 2 feet inside the property on the
south side of this lot. If additional poles are required in the future,
placement of additional poles may result in restrictive use of the 12 foot
alley.
(5) Add the 2 additional lines (at NE corner of building and at NW corner of
building) as designated in the meeting to separate pavement from landscaping.
(6) One additional canopy tree will be required to meet regulations, bringing
the total required to 4 for this project. Redistribute trees and crepe
myrtles to locations designated by Assistant Zoning Official Johnson.
*Any changes to an approved plan must be cleared through the Office of the
Director of Planning.
SUBMIT 10 COPIES OF REVISED SITE PLAN TO PLANNING DEPARTMENT FOR APPROVAL PRIOR
TO CONTINUING WITH STEP 11 OF THE BUILDING PERMIT PROCESS.

SUBJECT: Preliminary Plat - Newton Place (20,51 acres plus a replat
of Lots 19 -27 of the Richards Addition Subdivision) 85 - 309
A presubmission conference was held on this date to review the above mentioned
plat, and approval is recommended with the following conditions *:
(1) Determine if there is a drainage easement along the southeasterly
property line. If there is one, show it on this plat.
(2) Include a note addressing the maintenance of the 15 foot strip of
land between the fence and Richard Street.
(3) The existing 15 foot utility easements on the adjacent tracts will
not be sufficient. Additional easements will be required either on
the adjacent tracts or on these tracts.
(4) Electrical service to this area should come from Dartmouth Street.
Easements will be required. A Master Utility Plan should be formulated
as soon as possible for this area,
(5) Show the existing water line and the proposed extension to service
Lot 2.
