SUBJECT: Conditional Use Permit - Office /Meeting Room St. Francis Episcopal
Church - 85 -706
The P.R.C. met on this date to review the above mentioned project and has
recommended denial of this permit for the following reasons:
(1) According to a letter from the applicant, at least five or six meetings
will be held weekly, allcf which will require several vehicles to be parked
on the street. Neither street is well- suited for on- street parking due to
the traffic loads and street widths. We don't feel that paving the back
yard for additional parking is an acceptable solution, and will not
recommend it. On-street parking is more hazardous here because it would
be at the intersection.
(2) The applicant has stated that unless he can sell his present home, he will
have to rent out the house on this lot. Parking at rent houses this close
to the campus can be a problem. This could compound the problem at the
intersection,
(3) fir, Brochu and Mr. Dresser voted against the request due to the uncertainty
of the future use.
This conditional use permit is scheduled to go to the Planning and Zoning Commission
on June 20th. Please submit 10 copies of a revised plan to the Planning Department
by noon on June 14th to be included on that P &Z agenda. Include the following infor-
mation on the revised site plan:
(1) Show dimensions on site plan. Include scale of the drawing used.
(2) Locate the fire hydrant. A fire hydrant must be located within 300 feet of
all parts of the building as the hose lays. The hydrant across Walton Street
cannot be used.

SUBJECT: Conditional Use Permit - South Park Evangelism Center - 85 -706
The P.R.C. met on this date to review the above mentioned project, and consensus
of the committee was that approval can be recommended for a maximum of 2 years,
with a maximum limitation of 1467.5 square feet to be allowed for this use.
The following information was recorded to be forwarded to the applicant, the
property manager of the business center and the owner of the business center
regarding the effect this church will have on the center:
(1) A 2 hour rated firewall is required between this church and any other
adjacent use.
(2) The uses within the shopping center will be limited In the future regarding
the sale of alcoholic beverages within 300 feet of this church.
(3) The uses in Building No. 1 must be changed from the approved 15,000 square
feet of retail and 15,000 square feet of warehouse to 12,000 square feet of
retail kith this church)and 18,000 square feet of warehouse in order to
accommodate the additional parking spaces required by the church.
SUBMIT 2 ADDITIONAL SITE PLANS TO PLANNING DEPARTMENT PRIOR TO JUNE 14th TO BE
INCLUDED ON P &Z AGENDA JUNE 20th. (Include written square footage and seating
information).

The P.R.C. met on this date to review the above mentioned project and recommends
approval with the following conditions-:
(1) Furnish electrical load data to the Electrical Department.
(2) Furnish square footage (both existing building and proposed addition) to
Fire Department.
(3) Specify the use of the addition on the revised site plans provided for
P &Z Commissioners' packets.
-Any changes to an approved site plan must be cleared through the office of
the Director of Planning.
SUBMIT 10 COPIES OF REVISED SITE PLAN TO PLANNING DEPARTMENT PRIOR TO
JUNE 14th (noon) TO BE INCLUDED ON P &Z AGENDA JUNE 20th.

SUBJECT: Parking Lot Plan - Myrna Hughes, Inc. Office Bldg. - 85 -408
The P.R.C. met on this date to review the above mentioned project and
cannot approve the site plan unless applicant complies with the following
conditions-:
(1) Access to this site will be from Nimitz Street only; no University Drive
access to this site will be allowed unless it is shared with State Farm
(adjacent to this site).
(2) The curb cut closest to the intersection of Nimitz and University Drive
(on Nimitz) must be closed.
(3) Radius on any curb cut must not extend past the extension of the property
line.
(4) Trash bag pickup at the curb along Nimitz is acceptable.
(5) A screen fence along the lot line between this site and adjacent residential
area is required.
(6) The sign must be 10 feet behind the right-of -way line.
(7) Provide a landscape legent; if existing trees are allowed the maximum points,
they must be barricaded. Approximately 700 points will be required for this
site; 350 of which must be in canopy trees.
(8) Locate hose bibs on the site plans.
SUBMIT 3 COPIES OF REVISED SITE PLAN TO PLANNING DEPARTMENT FOR APPROVAL PRIOR
TO CONTINUING WITH STEP II OF THE BUILDING PERMIT PROCESS.
*Any changes to an approved site plan must be cleared through the office of the
Director of Planning.
