(2) Additional utility easements will be required as follows: (a) 15 feet along the west side of Welsh (b) 15 feet along the east side of Victoria (3) "Shane" should be a 60 foot street rather than 50 feet as shown. (4) "Corey" should be identified as 60 feet in width. (5) A temporary turnaround will be required at the end of Jamin. (6) P.R.C. drainage statement has been provided; compliance is required. (7) Access to the following listed lots will be taken from the streets designated**: (a) Lot 28 Block 14 Phase II - access from Corey Lot 12 Block 15 Phase II - access from Kim Lot 14 Block 16 Phase II - access from Shane Lot 14 Block 17 Phase II - access from Shane Lot 13 Block 12 Phase 1 - access from Amanda Lot 13 Block 11 Phase I - access from Amanda Lot 16 Block 5 Phase I - access from Graham Road Any changes to an approved plat must be cleared through the office of the Director of Planning. 4 Include a note on the plat regarding specified access points. No additional access drives to these major streets will be allowed. Lots 4R, 511 and 611 will take access from Southwest Parkway and Wellborn Road from the major access easements shown as being furthest from the intersection on this plat. No other access drives will be allowed to these major streets. At some point in time, the access points closest to the major intersection may be limited to right- turn -in, right- turn -out; limitation of access may be causeJby several factors including an unmountable barrier or it may simply be controlled by traffic volume. Exact locations of driveways along Wellborn Road (FM 2154) could be decided by the State Highway Department. (2) Water lines to this tract must be a minimum of 8" in diameter. (3) Add a note to the plat regarding signage to the effect that "for the purposes of determining allowable freestanding signs, the 11.27 acres (Lots 1R through 6R) of the plat (Resubdivision of the Schick Addition) will be considered to be one (1) premise and signage will be limited to one (1) freestanding sign or one (1) low profile sign for each lot with a minimum of 150 feet between low profile signs. (4) P.R.C. drainage statement provided; compliance required. -Any changes to an approved plat must be cleared through the office of the Director of Planning. SUBMIT 10 COPIES AND FILM POSITIVE OF REVISED PLAT TO PLANNING DEPARTMENT BY 5:00 P.M. TO BE INCLUDED ON P &Z AGENDA MAY 16th. sjv
