Zoning Official Shirley Volk, Planning Technician SUBJECT: Parking Lot Plan - Circle K - Plantation Oaks (85 -402) The P.R.C. met on this date to review the above mentioned project and recom- mends approval with the following conditions-: (1) Location of the access drive directly opposite Tara Ct. is acceptable; access drive on Plantation Oaks Drive closest to the Frontage Road is not acceptable and must be deleted from site plan; access drive on the Frontage Road will be reviewed by the City Engineer and the Highway Department before a decision is reached. Contact the City Engineer's office the week of February 11th for final decision. (2) Suggest radii on access drives be changed to at least 25 ft. radii rather than the 15 ft. radii as shown. (3) Proposed C.M.P. under access drive on Frontage Road not acceptable. This pipe must be concrete reinforced pipe. (4) Fire Hydrant location is acceptable. (5) Fire Marshal to study location of tanks. He will contact you if shown location is not acceptable. (6) Ordinance requires landscaped islands at the end of each parking row; minimum size is 9'x20'. (7) Suggest creation of a green area of 2' to 3' around the building, thus eliminating paving right up to the building. (8) The City Forester (Rick Ploeger) will make the final decision regarding trees which can or cannot be counted for landscaping points, depending upon location and condition of those trees. (9) A total of 1725 landscaping points are required for this site; landscaping shown is inadequate; on revised landscaping plan, show specific trees to Continued on page 2 PRC - 85 -402 page 2 be counted (size, species, points, etc.); modify barrier note to meet ordinance requirements; include groundcover notes; show location of hose bibs. (10) Assistant Director of Public Services indicates dumpster location as shown is acceptable. If changed, additional approval must be received. (11) Furnish water displacement information to City Engineer. (12) No screen fence will be required between this commercial project and the residential project adjacent due to the location of the flood plain and the creek, which serves as a buffer. . (13) Show all required dimensions regarding sign and location; current sign ordinance allows a maximum height of 35 ft.; proposed, new sign ordinance is under review and has not yet been approved. SUBMIT 8 COPIES OF REVISED SITE /LANDSCAPING PLAN TO PLANNING DEPARTMENT FOR REVIEW PRIOR TO CONTINUING WITH STEP II OF THE BUILDING PERMIT PROCESS. Special Note: Director of Planning Mayo provided 2 suggested alternate plans for development of this site. If the decision is made to make changes on site plan other than those listed above, additional review by the Project Review Committee may be required. -'Any changes to an approved site plan must be cleared through the Office of the Director of Planning sjv
