Zoning Official Shirley Volk, Planning Technician SUBJECT: Parking Lot Plan - Texana Professional Building ( - 433) The P.R.C. met on this date to review the above mentioned project, and recom- mends approval with the following conditions *: (1) Submit a letter requesting underground electrical service. (2) Furnish electrical load data requirements as soon as possible. (3) Coordinate trash container requirements with the Ass't. Director of Public Services. Use of a 6 cubic yard dumpster has been suggested. If this dumpster is to be shared with the Texana National Bank, furnish a letter of agreement regarding same. (4) The existing sewer line on the west side of this property will require a utility easement, width to be a minimum of 15 feet. It is noted that the stairs is currently located in that easement. The developer has agreed to relocate the stairs out of the easement. The footing of the building must be located out of that easement, and below the sewer line. It is preferred that easements be kept clear of trees; relocate the trees shown in easements to avoid possible conflict with utility service. Locations to be coordinated with Ass't. Zoning Official Johnson. (6) Compliance with P.R.C. drainage statement is required. (7) Developer has stated that some landscaping to be included on site should not be counted as required; include note regarding same on site plan. *Any changes to an approved site plan must be cleared through the Office of the Director of Planning. Shirley Volk, Planning Technician SUBJECT: Preliminary Plat - Emerald Forest Phase 8 - 36.84 acres (85-300) A Presubmission Conference was held on this date to review the above mentioned plat. Staff recommends approval of this plat with the following conditions:* (1) Construction of Appomattox Drive must be such that emergency services can reach this phase (100 yr. Flood Plain Structures & Street) unless an alternate access is developed to the subdivision from the Bypass. (2) Easements for utility services will be required. Coordinate width and locations with all individual utility departments. (A minimum of a 10 ft. easement parallel to the street R.O.W. will be required). (3) There exists a possibility of serving electrical service to this subdivision from the Gulf States Utility easement, but a route for loop- service must be established and easements will be required. Coordinate with the Electrical Department. *Any changes to an approved plat must be cleared through the Office of the Director of Planning.
