Harry Davis, Fire Marshal Kim Johnson, Assistant Zoning Official Shirley Volk, Planning Technician SUBJECT: Site Plan Permit - Summer Court Apartments (84 -507) The Project Review Committee met on November 21, 1984 to review the above mentioned project, and recommends approval with the following conditions:' (1) The location map is incorrect; please correct. (2) Furnish electrical load data to the Electric Department. That department will have to check the location of power poles to determine where service to the buildings will be located. (3) A fire hydrant must be located within 300 feet of all parts of all build- ings. There is a possibility that one additional fire hydrant will be required. Check with Bennie Luedke, the Superintendent of Water & Sewer. (4) Mark the curbing at the entrance, the islands and the turn - around area as Fire Lanes. (5) Site grading and drainage plans and information should be included on the site plan. Take contours 10 feet across property lines. (6) A "conceptual" landscaping plan is not acceptable. The plan presented to the planning department and approved by same must be the actual landscape plan. (7) Points shown for trees planned is questionable. If each tree is actually worth 100 points, the points as shown are correct. (8) Show the total square footage of the tract. (9) Indicate the type of seed to be used for grass. (10) Show how the existing oak tree will be protected (barrier information). (11) Parking spaces can be 18 feet in depth with a 2 foot overhang. (12) Driving aisles can be a minimum of 23 feet in width. (13) Any dumpster location must be approved by the Department of Public Services. If no dumpsters are used, this also must be approved by the Department of Public Services. (14) Planning Staff must review signage; sign will be handled by a separate Building Permit. SUBMIT 8 COPIES OF REVISED SITE PLAN TO PLANNING DEPARTMENT FOR APPROVAL PRIOR TO CONTINUING WITH THE BUILDING PERMIT PROCESS. *Any changes to an approved site plan must be cleared through the Office of the Director of Planning.
