SUBJECT: Parking Lot Plan - Buff's Food & Fuel (Addition in ETJ) (84 -429)
The P.R.C. met on this date to review the above mentioned project and pointed
out the following problems the applicant must address:
(1) Fifteen feet of an electrical easement run through this property. The City
would prefer the pumps /canopies remain outside this easement, however, if
they are located within this easement, the National Electrical Safety
Code regulations must be followed.
(2) If the City is requested to furnish electrical service to this part of
the project which is outside the City Limits, Council approval must be
given. If Council approves furnishing power to this part of the project,
electrical service to the new pumps must come from the existing service on
the north side of the existing building,
(3) Locate all existing electric poles. One pole with guy wires on the corner
closest to Barron Road may interfere with the proposed driveway, and may have
to be relocated. Electric poles must be protected, preferably by islands,
from traffic. Some poles may have to be moved; additional poles may be
required,
(4) There are no electric lines on the west side of Highway 6 as shown; Bryan
has lines on the east side of that highway.
(5) A resubdivision plat is required prior to subdividing of Reserve Tract E,
(6) Consult the Highway Department regarding locating the underground fuel
tanks in the proposed highway right -of -way.
(7) Some parking spaces may have to be eliminated around the existing manhole
closest to Barron Road, depending upon the location of the pipe associated
with that manhole.
(8) The existing dumpster will be adequate for both phases of this project.

(9) Mr. Hoffman who attended the meeting as a representative of the applicant,
stated there will be no additional signage for this project, nor would the
sign on the existing project be moved.
(10) There are several items which were required on the existing project which
is inside the City Limits that are incomplete, including striping on the
parking lot, landscaping in the form of living trees and sod in areas indi-
cated on the approved site plan. The City requests that these items be
completed and the applicant submit a revised landscaping plan which includes
the second phase and which will meet Landscape Ordinance requirements. The
project is 122 points short of meeting those requirements. Please include
a landscaping legend on the revised plan.
A revised site /landscape plan should be submitted to the Planning Department for
additional review which addresses the above listed problems prior to beginning
construction.
