PRESUBMISSION CONFERENCE

SUBJECT: Preliminary Plat - David B. Lewis Subdivision - 84 -311
A Presubmission Conference was held on this date to review the above mentioned plat,
and staff recommends approval with the following conditions:
(1) Street offset as shown is not acceptable. Staff recommends Kelli Street is
aligned with the location of the proposed street which may cross the Kirkpatrick
property.
(2) Staff recommends Kelli Street to have a 60 foot R.O.W. rather than the required
50 foot R.O.W, due to the traffic generation planned for this subdivision.
(3) Show all lot dimensions.
(4) Staff cannot recommend approval of the size /shape of Lot 3B Block 2 as shown,
as it does not meet the minimum depth requirement for duplex development.
Either redesign the lot or purchase additional property to make this lot
conform to requirements.
(5) A 20 foot utility easement is required across the rear of lots in Block 1 and
Block 2. Electrical Department will check to see of an easement will be required
between Lot 2B Block 1 and Lot 1A Block 2.
(6) Extend utility easements along the north and south property lines.
(7) The cleanout terminations must end with manholes.
(8) Sewer service locations have been missed to Lots lA & 1B Block 2.
(9) Check the survey calls of the adjacent subdivisions. There appears to be
discrepancies.
(10) Correct the drafting error regarding the 18" R.C.P. crossing Cornell Drive.
(11) Suggest designation of a 20 foot private drainage easement in the area called
"detention area" along Lot lA Block 2.
SUBMIT 10 COPIES OF REVISED PLAT (AND A REPRODUCEABLE) TO PLANNING DEPARTMENT PRIOR
TO 5 P.M. SEPTEMBER 28th TO BE INCLUDED ON P &Z AGENDA OCTOBER 4th.

SUBJECT: Site Plan Permit - Monticello Apartments - 84 - 505
The P.R.C. met on this date to review the above mentioned project, and recommends
approval with the following conditions
(1) Compliance with the P.R.C. Drainage Statement which was provided is required.
(2) City Engineer has approved access locations as shown.
(3) Show fire hydrant locations. Fire lanes must be designated on curbing through-
out the project.
(4) Show all dimensions.
(5) Utility easements as designated are required (20 ft. across front along SH 30
and an area around the guys at the southwest corner of the property along SH 30).
(6) Design the island adjacent to the northeast property line of Sausilito property
to accommodate the utility poles and guys.
(7) Correct the note regarding required parking to reflect 342 spaces required.
(8) A signed Development Agreement regarding the "Office Club" building is required.
Coordinate with Legal Department.
(9) A minimum of 6 - 6 yard dumpsters will be required for this project. Maintain
a 50 foot clear turning radius in front of dumpster locations. All locations
to be approved by Dept. of Public Services.
(10) Eliminate conflicting parking spaces; control can be handled by making islands
which separate spaces at right angles wider.
(11) Islands at the ends of parking rows must be a minimum of 9 ft. in width.
(12) Landscaping plans submitted 9/19/84 have been approved.
SUBMIT 8 COPIES OF REVISED PLANS TO PLANNING DEPARTMENT FOR APPROVAL PRIOR TO
BEGINNING STEP I1 OF THE BUILDING PERMIT PROCESS.
Any changes to an approved plan must be cleared through the Office of the Director
of Planning.
