SUBJECT: Preliminary Plat - Woodcreek Section Three - 84 -308
Staff recommends approval of the above preliminary plat with the following
conditions:*
(1) Show location of Faulkner Drive.
(2) Change street shown as " Woodcreet" to "Woodcreek ".
(3) Be aware that the sewer line on Woodcreek Drive may require a 10 foot
utility easement if outside the right -of -way.
(4) Storm water run off control must be addressed in accordance with P.R.C.
Drainage Statement.
(5) Drainage easements must be sized to contain the following: (a)pilot
channel designed to self cleanse with 2 year storm; (b)secondary channel
to accommodate 25 year storm; (c)maintenance access for personnel and
equipment.
(6) The following properties will not take vehicular access from Woodcreek
Drive: Block Fifteen Lots 1,2,3 & 38; Block Seventeen Lots 1 & 14;
Block Eighteen Lots 1 & 14.

SUBJECT: Final Plat - Resub, of Tract E Ponderosa Place Section Two - 84 -219
Staff recommends approval as shown, however applicant has been notified that access
locations are subject to review and approval by the City Engineer at site plan
review. There appears to be a problem with access to the lot with only 118 feet
of frontage. A minimum of 200 feet spacing is needed between drives. Check
existing and site plan.
The applicant needs to verify that the existing building on the new Lot E -3 complies
with all setback requirements. If the setback required by ordinance of 72 feet
has not been met on the existing building, the building must be located on the
line line with the proper fire walls. If this building is located on the lot
line, the adjacent building must be located either on the lot line, or 15 feet
away from the lot line.

SUBJECT: Site Plan Permit - Fountain Court Apartments - 84 -504
The P.R.C. met on this date to review the above mentioned project, and recommends
approval with the following conditions:-
(1) Include a note on the site plan indicating the second stories of buildings
are connected with the breezeway on the ground floor level only.
(2) Site, grading and drainage plans must be included in the set of plans sub-
mitted with application for building permit. P.R.C. Drainage Statement
provided; compliance required.
(3) Fire hydrants must be located within 300 feet of all parts of all buildings
as the hose lays. Locations of any additional hydrants and /or easements to
be determined by the City Engineer (David Pullen) and shown on the final site
plan. Fire hydrants must be operable prior to any construction of any com-
bustible materials.
(4) Show all setback dimensions, All members of P.R.C. have agreed that rear
setbacks must be a minimum of 15 feet from the property line.
(5) Maintain a minimum of a 15 foot setback from the centerline of power lines
to any building line.
(6) Blanket easements are required for underground utility service.
(7) Interior drive curbing must be marked as Fire Lanes.
(8) Furnish electrical load analysis to Electrical Department in construction
documents.
(9) Submit an accurate landscape plan showing all species, sizes and accurate
point totals with the revised site plans. Compliance with the Landscape
Ordinance (Ord. 1505) is required. Show the location of sprinklers or hose
bibs on site /landscaping plans.
(10) Re: Dumpsters
(a)At least 4 - 6 yard dumpsters are required for this project.

(b)Spaces for dumpsters must be a 12'x 20' minimum,
(c)Angle dumpster locations as directed by the Assistant Director of
Public Services maintaining a 50 foot clear radius in front of the
dumpsters.
(11) Show dimensions of drive accessways and the radii,
(12) A11 islands must be a minimum of 9 feet in width; show dimensions of all
islands.
(13) Any density above 24 dwelling units per acre is subject to approval by
the City Council. Upon receipt of revised, approved site and landscaping
plans, same will be forwarded to City Council for action.
SUBMIT 8 COPIES OF REVISED SITE /LANDSCAPING PLANS TO PLANNING DEPARTMENT FOR
REVIEW AND APPROVAL, THESE PLANS WILL BE FORWARDED TO CITY COUNCIL FOR ACTION
REGARDING DENSITY. AFTER APPROVAL, STEP II OF THE BUILDING PERMIT PROCESS CAN
BEGIN.
Any changes to an approved site plan must be cleared through the Office of
the Director of Planning,
