SUBJECT: 84 -420: Parking Lot Plan - Luther's Bar -B -Que (adj.to Kirkpatrick Dr. on
Texas Avenue)
The P.R.C. met on July 25, 1984 to review the above mentioned project, and recom-
ments approval with the following conditions:*
(1) Furnish load data analysis to Electrical Department
(2) Utility easements as designated by the Electrical Department are required.
(3) Show location of existing fire hydrant. A fire hydrant must be located within
300 feet of all parts of the building as the hoses lay.
(4) Building must be sprinklered.
(5) The design configuration of the dumpster location is not acceptable as shown.
A 50 ft. clear radius is required in front of dumpster for maneuvering trucks.
If gates are included, a 12 foot opening is required. The City discourages
the use of gates to screen dumpsters, and disclaims any responsibility for
maintenance of those gates. Maintain an overhead clearance at dumpster.
(6) A better dispersement of landscaping has been suggested, i.e., move the Live Oak
tree shown by the dumpster to a location up front.
(7) This property must be platted prior to issuance of a Building Permit.
(8) All public access drives must be paved to City standards, and be in place prior
to any combustible construction.
(9) Compliance with P.R.C. Drainage Statement is required.
(10) Maintain sight clearance between heights of 3 feet and 6 feet in the sight distance
triangle; prefer use of a lower growing shrubbery.
(11) Re- calculate landscaping points.
(12) Designate the type of groundcover planned.

SUBJECT: 84 - 419: Parking Lot Plan - A Motel for C.S., near the corner of
Barron Road & Texas Highway No. 6 South
The P.R.C. met on July 25, 1984 to review the above mentioned project, and recom-
mends approval with the following conditions:*
(1) Designate fire lanes on curbing because project is more than 150 feet from
a major street.
(2) A 6" raised curb is required around all edges of all parts of all paved areas
without exception. (To include islands, planting areas, access ways, dumpster
locations, utility pads, etc.) Curb detail to be approved by the City Engineer.
No exceptions will be made for areas indicated on site plan as "reserved for
future parking ".
(3) Furnish electrical load analysis to Electric Department.
(4) One 6 yard dumpster will be the minimum requirement for this phase. Any addi-
tional phases will require additional dumpsters.
(5) Location of sign must be changed. Coordinate with Zoning Official to insure
compliance with Zoning Ordinance No. 850.
(6) Large canopy trees are not allowed in easements.
(7) Indicate the driveway as being a "private access easement" (delete word "proposed ").
(8) Curb radius must be contained within property lines and cannot encroach to adja-
cent property.
(9) Landscaping changes: Add one canopy tree to make up the required 500 of points.
Include groundcover points in tabulations.
Show the exact location of planting beds and the landscaping
to be included.
