Director of Public Services Shirley Volk, Planning Technician SUBJECT: Final Plat - Park Place (9.3162 Acres located at the corner of Southwest Parkway & Texas Avenue - 84 -210 A Presubmission Conference was held on 3 -21 -84 to review the above men - tioned plat, and staff recommends approval with the following conditions:* (1) All utility easements must be a minimum of 20 feet in width with exception of those along Southwest Parkway and Texas Avenue. (2) Lot 2 of this plat will take access through the PPAE and will not have access to Texas Avenue or Southwest Parkway. (3) Extend the 65 ft, PUE at the SW corner of Lot 2 around the property line to the NE corner of Lot 2 along Southwest Parkway to accommodate electrical service to Lot 2. (4) Extend the access easement from Ashford Square into this tract. *Any changes to an approved plat must be cleared through the office of the Director of Planning. SUBJECT: Parking Lot Plan - Allen Honda (Auto Dealership) located on Southwest Parkway & SH 6 Frontage Road - 84 - 408 The P.R.C. met on 3 -21-84 to review the above mentioned parking lot plan and recommends approval of the plan as shown with the existing location of Southwest Parkway with the following conditions:* (1) Ass't. Director of Public Services Epps has indicated approval of trash facilities as shown. (2) Compliance with the P.R.C. drainage statement which has been provided is required. (3) If the interior double parking row contains more than ten spaces per side, wheel stops are required. (4) Show the dimension from the Frontage Road to the sign. (5) A fire hydrant must be located within 300 feet of all parts of all buildings. (6) Buildings must be within 150 feet of a street or a fire lane. Fire Marshal has indicated that all curb areas are to be marked as fire lanes. (7) Reduce the drive access to 36 feet in width. (8) This plan will be placed on a Planning and Zoning Commission meeting agenda for determination of the parking requirements for a car dealership. It should be noted that this site plan has been approved with condition and as shown with the existing location of Southwest Parkway. The configuration of this particular tract of land may change with the future relocation of Southwest Parkway and could change the site plan from the plan which has been reviewed on 3- 21 -84. SUBMIT 5 COPIES OF REVISED SITE PLAN TO PLANNING DEPARTMENT FOR APPROVAL PRIOR TO ISSUANCE OF BUILDING PERMIT. Zoning Official Shirley Volk, Planning Technician SUBJECT: Parking Lot Plan — Park Place (Shopping Center) located at the corner of Southwest Parkway & Texas Avenue - 84 - 404 The P.R.C. met on 3 - 84 to review the above mentioned parking lot plan and recommends approval with the following conditions:* (1) Coordinate all utilities and easements (both existing and planned) with the platting process and show on site plan so the location will be exact. (2) A 6 ft. continuous, solid screening fence is required between this project and the existing mobile home park. (3) The parallel parking spaces must be 22 feet in length. (4) Maintain the required 8 foot setback from the R.O.W. to the parking area. (5) Dumpster numbers, sizes and locations must be changed to accommodate individual stores and must comply with the directions given by the Ass't. Dir. of Public Services, Bob Epps. Maintain a 50 ft. clearance for maneuvering the garbage trucks. (6) There is inadequate number of parking spaces available for employee parking for this center. A variance must be granted by the Zoning Board of Adjustments prior to issuance of a Building Permit. (7) Relocate the signs so they will be more reasonably dispersed in this center, or create a development agreement which limits the entire center to one sign. (8) Do not put large canopy trees under utility lines in the utility easements. (9) Show the drainage pipes on the landscaping plans. The location of these pipes may affect the size of the trees to be planted in islands over them. Continued on page 2 P.R.C.
