Schultz, Trustee of Cornerstone Investment Group Larry Wells, Jerry Bishop & Associates SUBJECT: Final Plat - Woodcreek Information Center - 84 -206 A Presubmission Conference was held on this date to review the above mentioned plat, and staff recommends approval with the following conditions:* (1) A fire hydrant on Woodcreek will be required prior to construction. Location to be coordinated with Fire Marshal. (2) If platted as shown, a public sanitary sewer must be extended from the existing sanitary sewer to this tract. Tracts which are being platted must be contiguous to existing public sanitary sewer lines. Staff suggests expanding this plat to include sufficient land to make the tract contiguous to public sanitary sewer lines. -`Any changes to an approved plat must be cleared through the office of the Director of Planning. SUBMIT 10 COPIES OF REVISED PLAT TO PLANNING DEPARTMENT BY 5 P.M. Director of Public Services Shirley Volk, Planning Technician Don Garrett, Engr. of Project SUBJECT: Final Plat - Resub of Lots 2A- 2 &2A -3 Southwest Place - (84 -208) A Presubmission Conference was held on this date to review the above men- tioned plat, and staff recommends approval with the following conditions:* (1) Locate the pad mounted transformer to determine there is no conflict with the private access easement. (2) Delete references to the drive entrances on the plat. (These are determined at site plan review). (3) Include a note which limits signage to no detached sign on either lot on plat (Lots 2A -2 & 2A -3). This limited signage will apply to this and all future platting /development of these tracts. `Any changes to the approved plat must be cleared through the office of the Director of Planning. (2) The stairs cannot extend more than 6 feet into a required setback area. (3) Use some sort of screening at the corner of Jones Butler Road and the parking spaces in the rear of these buildings. Take care to maintain a clear sight distance triangle. (4) Show shrubbery by gallon size. Use 5 gallon shrubs to maintain "point" total. (5) Show the application and type of groundcover planned. (6) Turn in 5 copies of a revised site plan to the Planning Department showing all changes. Zoning Official Shirley Volk, Planning Technician SUBJECT: Site Plan Permit - 4- Plexes on Lot 11A Blk 18A Treehouse Place, Southwood Valley Section 4 -B (83 -514) During the building process the applicant encountered setback problems, specifically the 8 ft, setback required by ordinance between the street and the parking area. The applicant requested that the PRC again review his project to determine if relief to his dilemma could be provided by that body. The PRC reviewed the plan as presented and found that an "as built" plan had not been provided. The PRC advised the applicant that he must redesign the parking area to provide the 8 ft. setback as required by ordinance, or take the plan "as built" to the Zoning Board of Adjustment to request a variance to ordinance requirements. sjv (1 City of College Station POST OFFICE BOX 9960 1101 TEXAS AVENUE COLLEGE STATION, TEXAS 77840 -2499 March 7, 1984 MEMORANDUM TO: Planning and Zoning Commission Jerry Skibell, Mr, Hoffman and Thomas Caffall, Jr. FROM: Project Review Committee: Al Mayo, Director of Planning David Pullen, City Engineer Murl Bailey, P &Z Representative Other Staff: Jane Kee, Zoning Official Kim Johnson, Ass't. Zoning Official Rick Ploeger, City Forester Shirley Volk, Planning Technician SUBJECT: Parking Lot Plan - Southwest Place - 84 -405 The P.R.C. met on this date to review the above mentioned project, and recommends approval with the following conditions:- (1) The power pole and the fire hydrant (both currently located in driveways which have been approved by City Engineer) must be relocated. (2) The PRC recommends that islands, 10 feet in length, be added to each end of the "flat" island which separates the driveways. (3) Locate the existing transformer on the site plan. Electric service to all buildings on Lots 2A -2 & 2A -3 to be coordinated through the Electric Department. (4) An approved, signed Development Agreement is received regarding limiting signage of Lots 2A -2 & 2A -3 to no detached signs complies with earlier agreements. (5) Compliance with PRC Drainage Statement which was provided is required. (6) The PRC suggests the applicant substitute non - canopy trees for the canopy trees which are shown on the plan under the utility lines. Three (3) trees which interfere with the sight distance triangle must be either moved or removed. *Any changes to the approved site plan must be cleared through the office of the Director of Planning. SUBMIT 10 COPIES OF REVISED PLAN TO PLANNING DEPARTMENT BY 5 P.M. ON MARCH 30th TO BE INCLUDED ON P &Z AGENDA APRIL 5th. sjv
