Murl Bailey, P &Z Representative SUBJECT: Site Plan Permit - Eastmark Apartments - 84 The P.R.C. met on this date to review the above mentioned project, and recommends approval with the following conditions:* (1) Compliance with PRC Drainage Statement provided is required, (2) Curb cuts to Southwest Parkway are not allowed. Access will be taken to lesser streets, (3) Interior water distribution systems must be designed and constructed under supervision of a Registered Professional Engineer; plans for same must be approved by the City Engineer. (4) Fire hydrants must be located within 300 feet of all parts of all buildings as the hoses lay. (5) Four (4) dumpster pads will be required, each to hold a 6 cubic yard dumpster. Maintain a 50 ft. clear radius in front of each pad. Screening fences without gates should be included on plans. Location of dumpster pads to be approved by Department of Public Services. (6) All curbing except that which is in front of designated parking spaces must be marked as Fire Lanes. (7) Ten (10) foot utility easements are required on this property at locations designated by the Electric Department. Meters will be ganged at one location on each building. (8) Include groundcover notes in legend for convenience only. (9) A 6" raised curb Is requried around all edges of all parts of all paved areas without exception, (To include islands, planting areas, access ways, dumpster locations, utility pads, etc.) Curb detail to be approved by the City Engineer. No exceptions will be made for areas indicated on site plan as "reserved for future parking ". (10) All signs must comply with Zoning Ordinance. Confer with Zoning Official regarding regulations. *Any changes to the approved site plan must be cleared through the office of the Director of Planning. SUBMIT 10 COPIES OF REVISED PLAN TO PLANNING DEPARTMENT BY 5:00 P.M. January 27th TO BE INCLUDED ON PAZ AGENDA February 2nd. Director of Planning SUBJECT: Conditional Use Permit - Twin City Church of Christ - 84 -701 The P.R.C. met on this date to review the above mentioned project, and recommends approval with the following conditions:* (1) Include a location map on site plan. (2) No dumpster required; trash can be handled by bags on curb, (3) A 50 ft, radius of paved area (designated as a Fire Lane) must be provided which will allow emergency vehicles to turn around; alternative can be a 20 foot driveway which goes completely around the rear of the building and connects the parking areas. (4) PRC recommends additional landscaping for project, (5) Compliance with PRC Drainage Statement which has been provided is required. (6) Sprinkler systems are required in buildings for assembly occupancy over 5000 square feet. (7) Required utility easements must be conveyed by Separate Instrument. (8) Electric service should come from the east side of the property line. A 10 foot utility easement will be required on this side of that property line. (9) A 6" raised curb is required around all edges of all parts of all paved areas without exception. (To include islands, planting areas, access ways, dumpster locations, utility pads, etc.) Curb detail to be approved by the City Engineer. No exceptions will be made for areas indicated on site plan as "reserved for future parking ". *Any changes to the approved plan must be cleared through the office of the Director of Planning. Murl Bailey, P &Z Representative SUBJECT: Parking Lot Plan (Revised) - Texian Inn (Motel) 84 -400 The PRC met on this date to review the revised site plan for the above men- tioned project, and recommends approval with the following conditions:` (1) Show the dimensions of curb cuts off Meadowland. (2) Fire Department requires a 14 ft, clearance under the canopy. (3) Dumpster location as shown is approved; project will require a minimum of 1- 6 cubic yard dumpster. (4) An additional fire hydrant is required by the Fire Department at the location designated in the review meeting. (5) Relocate the existing fire hydrant to the north side of the driveway. (6) The screen fence must be on the property line. (7) Show the width of the drive on the south side of the island by the canopy. (8) Relocate parking spaces numbered 117 and 118. (9) Redesign the driveway transition to the south side of the canopy. (10) All curbing should be marked as Fire Lane, (11) Identify all plants on the landscape plan, which if approved, will become the final landscape plan. (12) Identify groundcover and the application planned, (13) A 6" raised curb Is required around all edges of all parts of all paved areas without exception.
