Dan Dupies, Ass't Zoning Official Bob Epps, Ass't Director of Public Services Shirley Volk, Planning Technician SUBJECT: Parking Lot Plan - Texian Motel - 84 -400 The P.R.C. met on this date to review the above mentioned project, and cannot recommend approval at this time due to the following reasons: (1) The portico location is not acceptable to the City Engineer. Storage for at least four (4) vehicles outside the portico and within the property lines of this project must be provided. Location as proposed on this plan could cause stacking of vehicles on Texas Avenue, and will not be allowed. (2) A landscaping plan must accompany the site plan. Contact the Assistant Zoning Official for current landscaping policies. After reviewing the plan, the following recommendations were made in addition to the above requirements; (1) Do not include gates on the dumpsters. (2) The paved area for a minimum of 30 feet in front of the dumpster pad must be at the same elevation as the pad. A minimum of one 6 cubic yard dumpster will be required. (3) A sprinkler system will be required. Contact the Fire Marshal's office. (4) One additional fire hydrant will be required at an area designated by the Assistant Fire Marshal. (5) The portico must be a minimum of 15 feet in height. If the structure is more than one story in height, the protico must be a minimum of 18 feet in height. (6) The radius of the northernmost driveway encroaches adjacent property. The radius of any driveway must be contained within the property lines. (7) The entire perimeter of the building, as well as the curbing in front of the islands must be designated as Fire Lanes. CONTINUED ON PAGE 2 (8) Grading and Drainage plans must be provided and accepted by the City Engineer according to the P.R.C. Drainage statement provided to the applicant. (9) A 6" raised curb is required around all edges of all parts of all paved areas without exception. (To Include islands, planting areas, access ways, dumpster locations, utility pads, etc.) Curb detail to be approved by the City Engineer. No exceptions will be made for areas indicated on site plan as "reserved for future parking ". THIS PARKING LOT PLAN WILL NOT BE SCHEDULED FOR A PLANNING AND ZONING COMMISSION MEETING UNTIL ALL ACCESS IS ACCEPTED AND APPROVED BY THE CITY ENGINEER. The P.R.C, would recommend that this project be re- planned and re- drawn, then resubmitted for additional review. Please provide a minimum of 4 copies for review. sjv
