SUBJECT: Site Plan Permit - Sturbridge Condos - 83
The P.R.C. met on 11/30/83 to review the above mentioned plans and recommends
approval with the following conditions:*
(i) The street "Oak Way Drive" must be built by the developer to the standards
of the City of College Station prior to construction and approved prior
to issuance of the building permit.
(2) A 50 ft. radius will be required on the cul de sac.
(3) The dumpster location as shown is not acceptable. The location, angle and
number of dumpsters required will be determined by the Director of Public
Services. Pad for each dumpster must be a minimum of 12' x 12', and must
be shown on the site plan.
(4) Locate the utility poles on this site; also locate the exact location of
the existing utility easement. Landscaping in this easement show be a
type of low shrubbery.
(5) Show the exact location of all drainage easements on site plan.
(6) Access to the far end of the building must be approved by the Fire Marshal.
(7) A drainage report and grading plan is required, and must be prepared by
a registered professional engineer, accepted and approved by the City Engineer.
-Any changes to the approved plan must be cleared through the office of the
Director of Planning.
SUBMIT 10 COPIES OF REVISED SITE PLAN TO PLANNING DEPARTMENT BY 5:00 P.M. ON
DECEMBER 9th TO BE INCLUDED ON P &Z AGENDA DECEMBER 15th.

SUBJECT: Parking Lot Plan - Columbia Park - 83 - 453
The P.R.C, met on 11/30/83 to review the above mentioned project, and makes
the following statements regarding the site plan presented: (It is understood
that the applicant will bring in an additional site plan which will be reviewed
again at a later date, as this one had insufficient information for review.)
(1) A Drainage Report and Grading Plan is required for this project. Same
must be prepared by a registered Professional Engineer. A drainage ease-
ment may be required. This will be determined after receipt and study
of the report.
(2) Show all dimensions (curb to building, drive width, parking space dimensions,
sidewalks, islands, setbacks, easements, etc.)
(3) Show trash dumpster locations.
(4) Fire hydrants must be located within 300 feet of all parts of the buildings.
(5) Curbing around the entire exterior of all buildings must be marked as
fire lanes.
(6) Water line and sanitary sewer line easements are required.
(7) Driveways as shown are not acceptable and may have to be wider than indicated
(dimensions are missing so accurate judgment cannot be made).
(8) Furnish electrical load data requirements to Electrical Department as soon
as possible.
When this site plan has been revised to show all the information necessary to
adequately review, please submit 4 copies to the Planning Department and a P.R.C.
review will be scheduled.
