Zoning Official Shirley Volk, Planning Technician SUBJECT: Parking Lot Plan - College Station Hilton & Conference Center - 83 -449 The P.R.C. met on this date to review the above mentioned project and recommends approval with the following conditions:* (1) Show fire hydrant locations which will be designated by Fire Marshal. (2) Designate fire lanes. Any curbed area not designated for parking should be designated as a fire lane. (3) Plan & Profile for fire lines is required; must be prepared by a registered professional engineer, accepted and approved by City Engineer prior to issuance of Building Permit. These lines must be in designated, dedicated easements. (4) Designate the location of the commercial trash compactor. Show dimensions of the pad and driveway. Pad to be on the same elevation as the driveway. (5) Drives are typically 23 ft. in width. (6) An 8 ft. setback from the property line to the edge of the parking lot is required. (7) Recommendation was made that the exterior parking spaces be 18 ft. in length with a 2 ft. overhang into the setback area. (8) A 6" raised curb is required around all edtes of all parts of all paved areas without exception. (To include islands, planting areas, access ways, dumpster locations, utility pads, etc.) Curb detail to be approved by the City Engineer. No exceptions will be made for areas indicated on site plan as "reserved for future parking ", (9) A statement from the Highway Department regarding the designated parking in the slope control easement is required. ...Continued P.R.C. Memo - 83 -449 11 -21 -83 page 2 (10) Show all island dimensions or include a "typical" note. (11) Provide complete landscaping plans which show type, size, application and location of all landscaping, including groundcover, trees and shrubs. (12) Provide a turnaround for the parking areas which do not have through drives. (13) Show sidewalks, mark entrance uses, show how pedestrians will access the building from the parking areas. (14) Indicate the location, size, height of detached signs. (15) If 10 copies of the revised site plans are received in the Planning Depart- ment by 5:00 P.M. November 23rd, the plan will be put on the PAZ agenda for the December 1st meeting. If access is not approved by the City Engineer prior to the December 1st meeting, staff will recommend that this item is tabled until access is approved by the City Engineer. Power Engrs, Dan Dupies, Asst, Zoning Official Shirley Volk, Planning Technician SUBJECT: Parking Lot Plan - Woodbine Financial Center - 83 - 450 The P,R.C. met on this date to review the above mentioned project and recommends approval with the following conditions:-' (1) Point was made by the Director of Planning that the 384 parking spaces on this plan would allow only 24 parking spaces for employees, which could then total only 48 employees. If the developer would figure the parking requirements at 1 space per 250 sq. ft., the number required would be 432 spaces. Please note that current ordinance does not require 1 space per 250 sq. ft., but this figure has been used for mixed uses facilities and has seemed to work adequately. (2) An 8 ft. setback from the property line (along Tarrow Street) to the edge of the parking lot is required. (3) Show dimensions of islands, Typically, islands are 9 ft. in width. (4) Include a landscaping note which designates the type and application of groundcover, the type, size and location of trees and shrubs. (5) Show direction of traffic flow at the drive - through tellers. (6) Care should be taken to direct exterior lighting toward this project and to direct it away from the adjacent residential lots. (7) Dumpster pads should be a minimum of 12'x12' and must be at the same grade as the driveway. Care should be given to allowing the turning radius required by the garbage trucks. (8) Dumpster must clear the power lines, and ideally should not be located directly under power lines. (9) A 6 ft. solid screen fence is required along the property line adjacent to the residential lots. This is required by Ordinance. Continued..
