SUBJECT: Site Plan Permit - The Brownstone - 83 - 516 NAME OF PROJECT MUST BE CHANGED
The P.R.C. met on this date to review the above mentioned project, and recom-
mends approval with the following conditions:*
(1) Maintain the required 8 ft. setback from the property line to the edge
of the parking lot.
(2) City Engineer suggested closing the access drive closest to Munson, on
Plantation Oaks.
(3) Show the dimensions of islands; a "typical" note is acceptable. Normal
island minimum widths are 9 ft.
(4) The P.R.C. Drainage Statement which was supplied at the meeting must be
complied with.
(5) Water lines and sanitary sewer line extensions must be in dedicated ease-
ments. Plan & Profile prepared by a professional registered engineer
is required.
(6) There must be a fire hydrant within 300 ft, of all parts of all buildings
(as the hose lays); it appears this project will require 2 additional
hydrants, locations to be determined by Fire Marshal.
(7) All curbing in the project should be marked as fire lanes (yellow with
black lettering).
(8) All electric meters will be ganged at one location on a building; location
of transformers will be determined by the Electric Department. There will
be one service to each building.
(9) Furnish electric load data requirements to Electric Department as soon as
possible,

(10) GTE will coordinate with the Electric Department.
(11) Furnish a complete landscaping plan which includes the type and applica-
tion of groundcover; type and size of trees (12" caliper minimum); type
and gallon size of shrubs; location of each.
(12) Show the dumpster locations; locations to be approved by Director of
Public Services (Alfred Miller). A 12x12 ft. pad at the same elevation
as the adjacent surface is required for each 6 yard dumpster. Five 6 yd.
dumpsters will be required for this project at time of C.O. A three -sided
privacy fence without gates was suggested to be included around these pads.
Maintain a 50 ft. minimum turning radius from front of pad to bumper of
truck for maneuvering.
(13) It was suggested that a maximum of 20 parking spaces is allowed between
islands.
(14) Show a utility easement along the southernmost corner of this project
in which the multiple guy wires are located.
(15) A 6" raised curb Is required around all edges of all parts of all paved areas
without exception. (To include islands, planting areas, access ways, dump-
ster locations, utility pads, etc.) Curb detail to be approved by the City
Engineer, No exceptions will be made for areas indicated on site plan as
" reserved for future parking,"
SUBMIT 10 COPIES OF REVISED PLAN TO THE PLANNING DEPARTMENT BY 5:00 P.M. WEDNES-
DAY, NOVEMBER 23rd TO BE INCLUDED ON DECEMBER 1st P &Z AGENDA.
No public comment will be received at Commission meeting unless requested by a mem-
ber of the Commission and allowed by the chairman. Applicant may submit any written
comment to the Commission by filing same on the Wednesday preceding the scheduled
meeting.
*Any changes to the approved plan must be cleared through the Office of the
Director of Planning.

SUBJECT: Preliminary Plat - Wellborn Square - 83 - 315
A presubmission conference was held on this date to review the subject plat,
and staff recommends approval of the plat with the following conditions:*
(1) The Drainage Easment width cannot be determined and accepted by the
City Engineer until a drainage study has been received and approved.
(2) The lot area required in an R -2 zoning district must be exclusive
of the drainage area.
(3) The City Engineer stated that a 60 ft. right -of -way with 39 ft. streets
Is required.
(4) Fire Marshal has requested that street names be changed to minimize
confusion.
(5) Show fire hydrant locations on the final plat.
(6) A (total) 20 ft, utility easement is required around the entire perimeter
of this platted area.
(7) Block one and Block two need a 20 ft, utility easement which does not
overlap an access easement, or a 15 ft, utility easement on each side
of the alley, with utility poles set in islands.
SUBMIT 10 COPIES OF THE REVISED PLAT TO THE PLANNING DEPARTMENT BY 5:00 P.M.

SUBJECT: Site Plan Permit - 40 -Unit Condo Project - 83
The P.R.C. met on this date to review the above mentioned project, and recom-
mends approval with the following conditions:*
(1) Show the dimensions of islands; a "typical" note is acceptable. Normal
island minimum widths are 9 ft,
(2) Maintain the required 8 ft. setback from the property line to the edge
of the parking lot,
(3) The radius of any access drive must stay on the property. It will be
acceptable if the access drive off Dominik is developed into a shared
access drive between this phase and the proposed future phase. If this
change is made, please indicate.
(4) All curbing in the project should be marked as fire lanes (yellow with
black lettering).(A11 except that directly in front of parking spaces).
(5) The perimeter curbing should be marked as fire lanes, as well as the end
islands and the drive access curbing,
(6) Fire hydrants must be located within 300 ft. of all parts of all buildings
as the hose lays. It appears this project will require at least 1 additional
hydrant; location to be determined by Fire Marshal.
(7) Some type of curbing must be included between this phase and the future
phase.
(8) Water lines and sanitary sewer line extensions must be in dedicated ease-
ments; Plans and Profile for these lines must be prepared by a professional
registered engineer and accepted by the City Engineer prior to issuance of
Building Permit. Easements must be dedicated prior to issuance of C.O.
(9) Dumpster locations appear to be acceptable. A 12x12 ft. pad at the same
elevation as the adjacent surface is required for each 6 yard dumpster.
Privacy screening fences on 3 sides, with no gates have been suggested.

(10) Indicate planting size and type of trees (ij'" caliper minimum); size
(in gallons) and type of shrubs; type and application of groundcover;
location of each. More trees and fewer shrubs were suggested.
(11) A 10 ft. utility easement is required along the westerly boundary line.
(12) Locations of meters on buildings may be changed. Check with the
Electric Department.
(13) Underground conduits should be extended through this project and stubbed
up to provide service for future phases.
(14) Drainage plans as defined in the P.R.C. statement supplied at the meeting
are required.
(15) Easements must be conveyed for electric service. Blanket -type easements
will be acceptable for this service.
(16) Easements for water and sewer lines should be shown on the site plan.
(17) Electrical load data requirements should be supplied to the Electrical
Superintendent as soon as possible.
(18) GTE will coordinate requirements with Electric Department.
(19) A 6" raised curb Is required around all edges of all parts of all paved
