SUBJECT: Parking Lot Plan - Alfredo's Tacos Al Carbon - 83 -448
The P.R.C. met on this date to review the above mentioned project and recommends
approval with the following conditions:*
(1)If the building, after making the proposed addition, totals over 5,000 sq. ft.,
the entire building must be sprinklered.
(2)Furnish electric load analysis to the Electrical Department.
(3)Indicate the location of the dumpster on this site plan. Chosen site must be
approved by the Director of Public Services.
(4)Recommend elimination of the parallel parking in front of the building (along
University Drive),
(5)Show the actual dimension of the proposed angled parking along the alley.
P.R.C. recommends elimination completely of these spaces.
(6)Require a 6" raised curb along the front (along University Drive) and down
Stasney to the parking lot and down the alley to the parking lot.
(7)Recommend that additional landscaping is included along the front of the
building, and both sides.
(8)Show all dimensions - Include driveways, parking spaces, setbacks and sidewalks.
(9)Show all landscaping proposed, including size and type of trees (minimum 11'
caliper); size and type of shrubs (show gallon size) and type and application
of groundcover.
SUBMIT 10 COPIES OF REVISED PLAN TO THE PLANNING DEPARTMENT BY 5:00 P,M. FRIDAY,
NOVEMBER llth TO BE INCLUDED ON NOVEMBER 17th P &Z AGENDA.
No public comment will be received at Commission meeting unless requested by a member of the
Commission and allowed by the chairman. Applicant may submit any written comment to the Com-
mission by filing same on the Friday preceding the scheduled meeting.
*Any changes to the approved plan must be cleared through the Office of the Director of Planning.

It should be noted that If the parking spaces along the front and side of this business
are eliminated, as recommended, there will be 33 available parking spaces on the lot
to the rear of the business, which would allow 99 seats in the establishment.
According to Building Codes and a report from the Fire Marshal, the existing structure
would be limited to 85 persons. There is existing seating for 80 persons.
If this site plan Is approved, the applicant will have to go to the Zoning Board of
Adjustment to request a variance to the front setback and parking. The exact number
of parking spaces to be designated in the request for variance is unknown at this
time, and will be determined by the applicant at a later date.
