Shirley Volk, Planning Technician Tony Jones, Applicant SUBJECT: Final Plat - Vacating & Resubdivision of Lots 12R & 13R Block 28 Southwood Valley Section 9 - 83 -240 A presubmission conference was held on this date to review the above mentioned replat, and staff recommends approval of this replat as shown. This plat will come before the P &Z on November 3, at 7:00 P.M. No public comment will be received at Commission meeting unless requested by a member of the Commission and allowed by the chairman. Applicant may submit any written comment to the Commission by filing same on the Friday preceding the scheduled meeting. Shirley Volk, Planning Technician SUBJECT: Parking Lot Plan - Additional parking for The Christmas Store - 83 -445 The P.R.C. met on this date to review the above mentioned plans, and recommends approval with the following conditions:* (1) Show existing manholes and utility easements on plan. (2) Electric pole will have to be moved; utility easement will be required to provide service to building. (3) Move dumpster locations; location to be determined by Director of Public Services. (4) The driveway between the parking lots and the area along the side of The Pantry msut be designated as Fire Lanes to prohibit parking. (5) Designate type and size of trees, both existing and proposed; designate type and application of groundcover. (6) Check with the City Engineer to determine location of required additional 8 ft. landscaped island along Harvey Road which would create 2 distinct curb cuts and would allow better traffic control. (7) A 6" raised curb is required around all edges of all parts of all paved areas without exception. (To include islands, planting areas, access ways, utility pads, etc.) Curb detail to be approved by the City Engineer. No exceptions will be made for areas indicated on site plan as "reserved for future parking ". (8) Add a landscaped island at the corner of The Pantry building, at the end of the parking row along this building. (9) Dimension all islands, parking spaces, dumpster pads, curb cut widths, drive width, etc. (10) Check with Zoning Official concerning landscaping in front of The Christmas Store. ...Continued P.R.C. continued 83 -445 10 -19 -83 (11) P &Z Representative stipulated that there was to be no change from the existing signage. SUBMIT 10 COPIES OF THE REVISED PLAN TO THE PLANNING DEPARTMENT BY 5:00 P.M. ON FRIDAY, OCTOBER 28th TO BE INCLUDED ON P &Z AGENDA NOVEMBER 3rd.
