SUBJECT: Final Plat - T. J. Addition - (83 - 239)
A presubmission conference was held on this date to review the above mentioned
plat, and staff recommends approval with the following conditions:*
(1) Additional 10 ft. of right -of -way is required along Sebesta Road to
accommodate future widening of this street.
(2) Additional 10 ft.utility easement required along Sebesta Road, along the
east property line and along the East Bypass.
(3) One shared access point to serve both lots will be allowed to the Frontage
Road. This access must be a minimum of 200 feet from the intersection.
A joint access easement can be shown on the plat to accommodate a drive
to be specifically located at a later date.
(4) Any private access easements should be shown on this plat.
PROVIDE 10 COPIES OF REVISED DRAWING TO PLANNING DEPARTMENT BY 5:00 P.M. ON
FRIDAY, OCTOBER 14th TO BE INCLUDED ON P &Z AGENDA OCTOBER 20th.

Any changes to the approved plat must be cleared through the office of the
Director of Planning.
No public comment will be received at Commission meeting unless requested by a
member of the Commission and allowed by the chairman. Applicant may submit any
written comment to the Commission by filing same on the Friday preceding the
scheduled meeting.

SUBJECT: Site Plan Permit - 4- plexes at 1801 Treehouse - 83 -514
The P.R.C. met on this date to review the above mentioned project, and recommends
approval with the following conditions:*
(1) Redraw on 24 "x36" paper.
(2) Consult City Engineer concerning the drainage easement and the fence shown.
(3) The front area between the parking and the street (referred to in notes
as "Front Parking Planter Area should be bermed. Show height of berm.
(4) Landscape notes should include type or species of shrub; change one gallon
shrubs to two gallon size and indicate species; show caliper and species
of evergreen trees; juniper bushes should be shown in gallon size; indicate
species and size of plants in planter area; and indicate type of groundcover
which is to be hydromulched.
(5) All unpaved areas are to have groundcover.
(6) If existing trees are shown on the site plan and they do not survive, they
must be replaced by regulations in governing ordinance.
(7) Addition of a 4 ft. deep "turnaround" in front of building is required
to facilitate movement of vehicles.
(8) A 6" raised curb is required around all edges of all parts of all paved
areas without exception. Curb detail to be approved by the City Engineer.
SUBMIT CORRECTED SITE PLAN PRIOR TO BUILDING PERMIT APPLICATION.

SUBJECT: Parking Lot Plan - 83 -443 - REVISED PLAN FOR WELSH OFC. BUILDING
FOR JAN -WIC HOMES, INC.
The P.R.C. met on October 12th to review the as -built plan (see 82 -416) which
the P &Z had previously denied, and to review a proposed plan, which combines
the as -built with an additional building.
Al Mayo, Director of Planning and Gerald Miller, P &Z Representative each indicated
at this meeting that they are not willing to settle for the 4 ft. setback which
is on the ground, but believe the setback should be changed to the 8 ft. setback
which ordinance requires, and which had been required at previous meetings held
prior to construction of the project.
If the Planning and Zoning Commission determines it is willing to accept the
4 ft. setback as it is already built, then the Project Review Committee recommends
the following conditions prior to approval:*
(1) Show the actual driveway dimension, allowing for cars parked in the angled
spaces, noting that there will be overhang of cars into the drive area.
(2) Mark a fire lane at the rear of the buildings. Drive must be 20 ft. in rear.
(3) Areas shown as yellow striping should be curbed and included as part of
islands.
(4) Parking spaces in rear of buildings should have islands at ends of parking
spaces, rather than shown striping.
(5) Dumpster location as shown is acceptable if it has no gates.
(6) Required parking for the two buildings as shown is 60 spaces plus spaces for

employee parking. Total parking available is 64 spaces which would
accommodate only 8 employees for both buildings. Additional spaces should
be provided, or building should be made smaller.
(7) Landscaping: Show size and type of trees.
Show type and application planned for groundcover.
SPECIAL NOTE: The entire project is being considered under this case number,
which includes both the existing building and the proposed
building. The shaded part of the site plan shows the existing
building and parking lot, as it is built.
(8) A 6" raised curb is required around all edges of all parts of all paved
areas without exception. (To include islands, planting areas, access
ways, utility pads, etc.) Curb detail to be approved by the City Engineer.
No exceptions will be made for areas indicated on site plan as "reserved
for future parking ".

SUBJECT: Parking Lot Plan - Wendy's Old Fashioned Hamburgers - (83 -444)
The P.R.C. met on the above date to review the subject project, and recommends
approval with the following conditions:*
(1) Show the 8 ft. setback off the property line along Southwest Parkway.
(2) Any detached sign is pending ZBA action, and results should be available
by the P &Z Commission meeting.
(3) Show the telephone lines on the site plan.
(4) Furnish a letter to the Electrical Department requesting underground service.
(5) Driveway must be a minimum of 20 ft. in width on this property.
(6) Show dimensions on all islands.
(7) Handicapped parking spaces are required following regulations of Building Code.
(8) Revise landscaping to meet ordinance requirements; show type and application
of grass; show type of bushes and indicate sizes in "gallon" size; all trees
to meet ordinance requirements. At time of review, Lot 4 was planned to be
paved and landscaped.
(9) Drainage plans will be included on the Master Drainage Plan which covers all
of the Ashford Square Subdivision.
SUBMIT 10 COPIES OF THE REVISED PLAN TO THE PLANNING DEPARTMENT BY 5:00 P.M. on
